Project Brief:
A high-end project. CMA Tower is rising 240 meters above ground with 8 underground basements enveloping a fully automated parking system, with 14 bays of car elevators situated on the ground floor. Ramps taking clients to the first floor and driveways serving VIPs leading to a 13 meters high main entrance lobby with exclusive high-end finishes and designs to walls, floors or ceilings. Panoramic lifts with glazed shafts, a phenomenal auditorium with an oval shape hanging above the main entrance lobby. Challenging façade designs with state-of-the-art glazing systems and façade lighting systems.
Using BIM and Revit in studies and production of drawings, coordination of all elements involved.
An ongoing process of works towards achieving another exclusive project that involves 4D/5D input output, LEED certification and many UpToDate systems is yet another enjoyable experience.

The project is a design/build contract. The contract includes the following list of buildings:
 Women and Children Hospital - 633 Beds, 14 Floors high and 220, 00M2 Total Built up area including a Helipad on top of the structure.
 Surgical And Central Services - Surgical Floor including One Day Surgery and Basement comprising main central services covering Kitchen, Laundry, Waste Management and CSSD.
 Physical Therapy & Rehabilitation Building
 Health Region Administration Building - Including a Central Plant on the basement and 2, 000 car parking spaces along with Administrational Offices for 300 persons with a bridge link to the Hospital Building.
 Physical Therapy Car Park - 500 car parking spaces.
 Emergency Car Park - 2, 000 car parking Spaces
 Strategic Stores - covering a 10, 000.00 M2 of storage, 15 meters high.
 Bim/Revit Project.
 Aconex Management system implemented.

Amongst many others and in brief, my responsibilities includes heading a team of senior & junior architects and draftsmen to implement a design review to the design produced by the subcontract design entity GHESA, making sure their output abides to contract requirements and design codes including FGI Guidelines, IBC, NFPA, ADAAG, Kuwait’s Municipality and Fire Department. On a second phase, hence construction, lead the team to produce the required construction documents and shop drawings.
Interacting with the client and his end users to best implement their requirements within contractual limits.
Investigate contractual discrepancies related to design implementation, reporting it and where and when necessary implement re-designs with the team to obtain the best possible output to the satisfaction of the client but also complying with the international contractual codes.
Managing and setting product output parameters and controlling its quality.
Interact with other disciplines team members to coordinate and resolve issues through meetings and workshops.

The hospital design was updated since it was ten years old to conform to the most recent international design standards and codes like IBC, ADAAG, AIA/FGI Guidelines and NFPA. Medical Equipment were also upgraded to the latest technologies to best serve the medical process. Leading a team of Senior and Junior Architects to best implement the new designs and end users requirements through design and engineering workshops of different disciplines ranging from architectural to electrical, mechanical and medical planning.

The project is set to be a high end facility for the customers of LEXUS. It includes a remarkable showroom with unique designs and finishes enveloping a panoramic hydraulic/telescopic passenger lift and a car lift travelling from basement to the second mezzanine into an event launching hall.
The premises include spare parts and maintenance outlet and a fully equipped workshop with ecology friendly systems and treatments.
 Heading a team of 6 engineers and 4 draftsmen constituting the construction site Technical Office.
 Preparation of tender documents for sub-contracted trades within the main contractor’s contract.
 Preparation of site mobilization drawings and existing conditions surveys.
 Revising contract documents for conflicts and preparation of RFI.
 Shop drawings production, revision, submittal and follow up.
 Investigating materials and finishes for submittal and approval.
 Design implementation when required for mal designed areas (Staircases not complying with Fire Department Regulations, Staircases without enough head heights, pedestrian and cars ramps with unsuitable slopes, etc).
