• Preparation of Request for Proposal (RFP) for both Hard & Soft Services tender for the property. Major role in evaluating / screening the bidding process from the contractor’s prequalification stage through the contractor’s technical proposal evaluation stage until issuance of contract to the bid winning contractor.
• Establishing Key Performance Indicator (KPI), Service Level Agreement (SLA) for the both Hard & Soft Services contract in order to evaluate the performance for the working contractor. Setting up flagging system and recording their performance using correspondences and non-conformance report (NCR).
• Charing weekly meeting with the Hard & Soft service contractors and preparing monthly reports to the top management on the ongoing operations of the property. Projecting Dashboard to the CEO reflecting all the key high-level objectives of the ongoing operations on the properties.
• Have thorough knowledge in the Maintenance of All HVAC system such as Chillers, Dx Units, Chilled Water Pumps, AHUs, FAHUs, MAUs, FCUs, Fans, Carpark Fans, Ventilation Fans, SPFs, SEFs, LPFs, Pressurization system, QCD Fans, Plumbing system such as Make up pumps, Booster Pump sets, All types of Tanks, VFDs, Chlorination & UV System, Life Safety system such as Fire Pumps, FM200, Water Mist System, Novec System Fire Fighting System, Fire Alarm, Drainage Systems such as Sump Pumps, Sump Pits, Sanitary Tanks Sanitary wares and fittings, Grease interceptors, Heat Tracing system, Electrical system such as Substation, 66KV, 11KV, KM Transformers, High Voltage, Low Voltage, Medium Voltage, PFCs, Generator, ATS, Capacitor Bank, ELV system, ICT system, Satellite TV, Fiber optic intercom system, Wifi, Telephone, Access control, Gate barriers, Turnstile, Illuminated Signages, PLC, BMS, Meters, SMDB, DBs, MCCPs, PV Panels, Solar Heating system, Lighting Control System, Façade Lights, Aircraft Lighting, Lightening Controls, Complete White Goods, Civil Works, Masonry Works, Road Works, Painting, Carpentry, Wood works, Landscape, Gardening, Swimming pools & Water features, Fuel Oil systems, Fuel Tanks, Bulk storage, etc etc.
• Preparing Annual Maintenance Contract (AMC) for specialist system such as Escalators & Elevators, Life safety equipment’s Car Park Management, Metering, Gas, CCTV, ELV system, BMS/PLC System, Waste Collection, Water features & Swimming Pool, Façade access equipment, Landscape & Horticulture on Public Realm areas, Pest Control and other specialized service providers.
• Preparing detailed strategy for Emergency and Crisis management for the property.
• Working closely Asset and the Insurance department in developing the productive asset management strategy.
• Preparing Standard Operating Procedures (SOP) for FM operations for critical equipment.
• Established Impairment notice protocols for Life safety system in line with Asset and Insurance management department.
• Key member in the Event Management team for arranging the necessary utilities provision for the events. Including the preparation of Logistic and movement control plans.
• Perform Plant Life Cycle Costing (LCC) Assessment in order to project the effective operation of the system in longer run.
• Perform Annual Energy Audit on property in order to establish energy saving strategy on the property and constructively check for possible improvements on energy cost savings
• Submitting necessary documents to QCD Department for the property QCD Certification renewal process. Attending to QCD flagged snag points on effective manner in order to achieve the property QCD certification renewal on time.
• Liaising with the Qatar Municipality department, Kahramaa Water & Electricity, Police & Ashghal Authority as and when required.
• Have through in-depth knowledge in QCS, QCD, ASHRAE Standards, SMACNA, ASTM standards, BS Standards, NFPA Codes, BSRIA Guidelines, CIBSE Guide.
• Manage the Defect Liability Notification Period of the Project. Attend to all calls defect notice by the client and complete the work on timely manner.
• Develop and implement a facility management program including preventative maintenance and life-cycle requirements
• Coordinate all Facilities activities, work direction, and support systems
• Set up, maintain, and organize department's central files, information, filing, and messages.
• Responsibility for follow-up on actions based on various team projects.
• Maintaining excellent relationships with clients and suppliers.
• Identify, communicate, monitor and review Key Performance Indicators (KPI) for each contributing service to the complete FM Service.
• Monitor and control costs ensuring all expenditure is undertaken within approved budget
• To convene and conduct kick off meetings and follow up meetings to manage and facilitate with the entire design and fitting out process
• To liaise with base building consultants pertaining to technical issues.
• To track, monitor and chase down completion of work stages to ensure timely completion of various stages of fit-out work.
• To oversee the tenant’s fit-out program and conformance to landlord’s requirement
• Checking that agreed work by staff or contractors has been completed satisfactorily.
• To conduct periodic / final inspection on tenants and to submit progress report based on the inspection.
• Review contractor method of statement and Risk assessments prior to issuing work permit.
• To provide administrative support to enable the Facilities department to function effectively and efficiently.
• Conduct and document regular facilities inspections and record findings.
• Ensure compliance with health and safety standards and industry codes.
• Allocate and manage facility space for maximum efficiency.
• Oversee facility refurbishment and renovations.
• Plan and manage facility central services such as reception, security, cleaning, catering, waste disposal and parking.
• Obtain quotes and tenders from vendors and suppliers.
• Calculate and compare costs for goods and services to maximize cost-effectiveness.
• Negotiate contracts to optimize delivery and cost saving.
• Coordinate and monitor activities of contract suppliers.
• Manage and review service contracts to ensure facility management needs are being met.
• ensure delivery schedules, quantity and quality criteria are met.
• Check completed work by contractors and vendors and verify payment and invoicing match contract pricing.
• Plan and monitor appropriate facility management staffing levels and ensure efficient utilization of facility maintenance staff.
• Generate and present regular reports and reviews of facility-related budgets, finances, contracts, expenditures and purchases.
• Respond to facility and equipment alarms and system failures.
• Provide prompt response to requests and issues from facility occupants.
• Sourcing and overseeing contracts and service providers for functions such as catering, cleaning, parking, security, and technology
• Advising businesses on measures to improve the efficiency and cost-effectiveness of the facility

• Actively implemented the commissioning management process involving works testing by reviewing design drawings for commissionability, method statement reviews and updating, formulating and implementing commissioning programs, chairing commissioning meetings to coordinate commissioning works of MEP disciplines and compiling MEP test packages using equipment schedules, as-fitted drawings and manufacturer’s data.
• Complete management of each and every sub contracting party on the project. Over all site witnessing of HVAC system, Electrical system, Fire fighting system, Fire alarm, BMS, Miscellaneous system and commenting and advising on the MEP system with the over view from the clients and the consultants perspective.
• Incorporate commissioning related material into Operations and Maintenance (O&M) Manuals. Coordinate and organize O&M training session during the acceptance phase, being a major part in the training being provided to the facility-management team.
• Gaining a full Knowledge about all testing and commissioning activity involved in the project. Tracking the progress as well as managing the progress to meet deadlines. Witnessing the final test results are within the limitation along side with consultants and clients.
• Helping in the last stage of project by presenting the O&M Manuals to the client and the operatives of the faculty management team at the hand over stage. Finalizing with the rundown of the BMS system according to the clients perspective.
