Job responsibilities:
➤ Resource management: Resource allocation, customer handling, and overall management of the tower. Forecast, allocate, and supervise the financial and physical resources. Schedule and supervise maintenance work. Oversee and supervise the quality of work of other employees to ensure that all tasks are performed correctly, efficiently, and effectively.
➤ Planning and scheduling: Plan and schedule the complete annual shut-down maintenance programs (MV panels and capacitor banks) for the tower, quarterly substation maintenance activities with Kahramaa LOA, semi-annual bus duct system shut-down maintenance activities, and monthly and quarterly planned preventive maintenance activities (mechanical, electrical, and plumbing systems).
➤ Vendor Management: Source and oversee contractors and service providers for functions such as maintenance, firefighting, hospitality, housekeeping, and pest control. Manage and review service contracts and make amendments if necessary. Schedule routine inspections and emergency repairs with outside vendors. Check and verify completed work by vendors and contractors.
➤ Customer management: Collaborate with building owners and upper management on budgeting for facility needs. Maintain ongoing communication with contractors, clients, and the team. Recommends maintenance, mechanical, electrical, and facility design modifications to the client.
➤ Human resources: Recruit, train, and supervise facility staff. Develop and implement policies and procedures to ensure the efficient operation of the facility.
➤ Supervision: Monitor, support, and guide maintenance activities in substations and mechanical, electrical, and plumbing systems. Conduct and document regular facility inspections.
JOB RESPONSIBILITIES :
➤ Repair and Maintenance: Manage the maintenance and repairs of facility equipment and systems (mechanical, electrical, and plumbing). Plan and execute preventive maintenance programs for various facility assets.
➤ Co-ordination: Collaborate with external vendors and contractors for facility projects. Provide technical support to other departments. Overseeing the work of maintenance staff and contractors.
➤ Inspections and corrective actions: Conduct regular inspections and maintenance of facilities. Monitoring facility systems and equipment. Managing facility improvement projects. Troubleshoot and resolve facility maintenance issues.
➤ Monitor the production line for reaching the standards and provide solutions effectively during troubles without interrupting the production system's efficiency.
➤ Overall supervision of the plant, machinery, and other equipment to prevent any guest situations.
JOB RESPONSIBILITIES :
➤ Planning and scheduling: Strategic planning and coordinating schedules for projects, monthly preventive maintenance, conditional monitoring, and equipment downtime, as well as maintaining equipment logs, supervising scheduled maintenance, and other FM-related works at site. Inspect and verify the corrective and preventive maintenance check list.
➤ Co-ordination: Manage the subcontractors for the maintenance of diesel generators, electrical panels, material handling equipment, escalators, lifts, cold rooms, chillers and freezers, HVAC, cooling towers, and chiller plants.
➤ Procurement actions: Purchase order and work order submissions to the vendors for parts procurement, further proceeding for vendor payment, and also tracking the payment status.
➤ Resource Management: Vendor Management, manpower allocation, Analyze and evaluate various vendors’ offers, subcontractors services, etc. Daily fault updates and tracking, vendor alignments, HOTO punch points, and retail outlet audits.
