As Senior Manager at Emaar Community Management (ECM), I manage a team of 31 professionals managing two of Dubai's most reputable developments, namely Dubai Marina and Emirates Living. The portfolio consists of over 13, 000 properties, predominately residential and commercial, but also containing retail, hospitality and leisure components. Based in the head office I have established and maintained a "hands on" attitude with the team and involve myself in all aspects of the client service delivery within these communities.

In addition to managing the team and existing projects, I’m also project managing the formalisation and standardisation of the project title structures, jointly owned property governance documentation, service charge modelling and common area survey plans for all Emaar developments. Through this work I have input into the structuring and management methodologies of many of Dubai's most iconic mixed use developments.

Since joining ECM I have been a member of the Executive Committee which is the strategic and management governance body within the organisation.

My role had me focused on team management and the delivery of consultancy and management services for jointly owned property owners and developers. Property portfolio consisted of mixed use high density properties in Jumeirah Lake Towers & Palm Jumeirah.

Typically my duties were spread between pre-operational consulting and ongoing management. I have genuine experience and I’m proficient in the following functions:

Pre-operational
• Understanding the nature of projects and stakeholders interests whether it be residential, commercial, hotel or mixed use.
• Coordination between relevant consultants such as Surveys and Lawyers.
• Tender to appoint service providers as necessary for the development.
• Development of operating budgets including, if necessary, budget apportionments for the shared elements and facilities between different usage areas within a project.
• Managing the mobilisation of successful service providers.
Liaising with Regulatory Agencies.
• Developing Owners Hand Books and Alteration / Fit-Out Policies.
Monitoring the project close out procedure in order to obtained necessary equipment information, certificates and manuals from contractors.

Operational
• Accounting functions such as establishing required operational bank accounts, managing service charge arrears, payment of invoices and operating specific software
• Insurance functions such as requesting insurance valuations, placing cover and managing insurance claims
• Establishing an interim Owners Association, chairing Annual General Assemblies and Owner Interim Board Meetings including preparation of agendas & minutes and maintaining required registers
• Facilitate the preparation of standard operating procedures for the project.
• Supervision of property service providers.

I was responsible for a portfolio of over 50 commercial, residential and mixed-use properties with a combined total of over 1, 200 units. Some of my responsibilities included conducting property inspections, liaising with contractor, valuers, insurance brokers and consultants. Chairing and minuting Annual and Extraordinary General Meetings, preparing budgets and financial statements, renewing insurances, insuring compliance with Council orders and maintaining relevant statutory compliance registrations/statements.

This area of the property industry is becoming increasingly complex with the introduction of new and amended legislation, below is just some of the issues and legislation governing this role: - The Home Building Act, The Building Code of Australia, The General Insurance Code of Practice, Office Bearers Liability issues, Occupational Health and Safety legislation, Fire Safety legislation, The Privacy Act, The Strata Schemes Management Act and The Property Stock and Business Agents Act. In a litigious environment the advice and service that I provide to clients was of up most importance to minimise the risk of exposure and retain and maintain the value of their assets.

I was employed as a manager of a portfolio of one hundred and sixty individually owned properties located within the Sydney CBD and city fringe areas. An understanding of the rental property market was vital in this position to ensure the shortest vacancy periods and most cost effective management of the said properties. Some of my responsibilities included property marketing, rent collection, arrears management, maintain database and website, payment of property outgoings, attending to tenant and landlord disputes though mediation and tribunal hearings, business Development and general property procedures.
