• Plan and supervise all areas of Asset management including Air-Conditioning, Electrical, Lifts and safety system.
• Monitors all preventive, predictive and shutdown maintenances of Electrical, HVAC, fire system and elevators by SLA vendors.
• Plan and supervise all preventive and shutdown maintenance of LV & MV switchgears and substations.
• Plan and supervise the preventive, predictive and shutdown maintenances of standby diesel gensets.
• Plan and supervise the preventive maintenance and daily operations of Sewage treatment plant, RO plant and KDA fresh water supply in main campus, boys, and girl’s hostel.
• Follow up with the O&M vendors (SLA vendors) of HVAC, elevators, standby gensets, fire alarm system and pumps for supplies and services of immediate items during breakdown while the planned parts for machinery and equipment are procured through raising purchase requisitions to procurement department.
• Raise purchase requisition using (Microsoft 365- dynamics) of parts and consumables required for major maintenances activities and new installations, follow up with the procurement department for on time delivery of supplies at store
• Daily check and process job cards of SLA vendors, log sheets of machinery and equipment and make sure the job cards have been logged in system for keeping the document straight for audit.
• Keep check on chiller chemical treatment. Check TDS and PH logging sheet of condenser water on daily basis. Follow up with the vendor of chemical supplier and make sure fortnightly visit of chemical testing team at site, sign and file the report.
• Keep the record of assets to be replaced and major maintenance of HVAC system to be carried out in winter break and include these heads in yearly budget.
• Process the asset disposal advice and assets retirement advice forms and send the copies to store and audit.
• Review Tender documents of SLA vendors to validate the service contract technical terms with the procurement team.
• Keep check on required manpower of SLA vendor at site as per tender document and monitor their attendance.
• Make sure the Health and Safety SOP are being followed to ensure end user, sites, and technicians’ safety
To work on Caterpillar Gas generators of 3400, 3500 & 3600 series
• Making team visit to different customers (e.g., Oil & gas fields, IPPs, Polymer Industries & Number of Textile industries in Karachi (south)
• Independently executing electrical troubleshooting as well as commissioning of new gensets and re-commissioning of the gensets /removed for Major overhauling and in frame overhauling
• Carrying out independent inspection visits to the customers for Technical analysis and floating its feasibility report in terms of Field service report to the customer and then to the concerned service manager or product support team
• Independently executing start-up jobs after major overhauling or Top end overhauling of the engines deriving alternator or compressors
• Carrying out on field control cables laying and terminations for remote monitoring and controlling of gensets using TERBERG control panel
• Recommissioned CAT G3612 in ENI Pakistan BHIT gas field
