Looking after Hard FM Services for Masdar City, a mixed use development spread over 6 sq km campus with Commercial, Residential, Retail & Community Services including 27 km long Road Network, Public Parks & Infrastructure Services. With a total of 06 high end commercial towers, 02 Residential blocks comprising of 1, 350 apartments, a dozen of retail stores, 05 public parks, Masdar City is known for it's sustainable development and growth. Additionally, I also manage hard FM services for Aldar Headquarters such as Aldar Square 01 and 02 located at Yas Mall and also Aldar HQ offices in The Coin Building. My responsibilities includes managing hard FM services for all of the above stated facilities. Apart from managing specialist service partners (total of 32 for all 04 sites), my team includes 03 Facility Engineers, 10 Facilities Supervisors, 85 technicians, 02 administrators, 1 procurement & store officer and 01 CAFM operator. Key responsibility includes delivering all contractual KPIs.
Acting FM (reporting to SFM), looked after Total FM Services for various buildings across Masdar which includes Etihad Eco Residence, Accelerator, UAE Space Agency, Infrastructure Areas and Masdar Park. Additionally, assisted the Facilities Manager for Masdar City ensuring seamless FM Service delivery to other buildings such as Siemens HQ, Irena, Incubator, etc. Besides, was also looking after hard FM service delivery to Aldar HQ offices in the coin building. Managed snags & DLPs for different buildings those were handed over during this period. Overseeing completion of PPM & Breakdown tasks. Also, monitoring services delivered by specialist systems contractors across all areas. Managed a team of 01 Facility Engineer (shared), 03 Supervisors, 01 Team Leader, 26 Technicians, 01 Administrator, 01 Procurement & Store Officer (shared) . Key responsibility included delivering all contractual KPIs for Etihad Eco Residence with 500 apartments accommodating 1, 000 Etihad's crew staff.
Delivered Total FM services to the HQ Building (commonly known as The Coin Building accommodating head offices to various high end tenants such as Aldar, Miral, Rolls Royce, Boeing, ABB, NESA, etc.) inclusive of but not limited to Hard FM (MEP and all specialist systems), Soft FM (housekeeping, landscaping, Pest Control, Waste Management, etc.) with a full monitoring and control over Security, concierge, valet parking & gymnasium operations. Ensured seamless operation delivering services not just to the common areas but also to various offices spaces. First point of contact for all fit out related works inside office spaces. Managed a team of 02 Supervisor, 03 Team Leader, 10 Technicians, 24 Cleaners, 01 Administrator, 01 Asst. Concierge Manager, 02 Receptionists, 02 Gym Administrator, 06 Valet Parking Staff. Key responsibilities include seamless building operations and delivery of all contractual KPIs.
Played a key role in coordination between Mall Owner (Aldar), Construction Contractor and the FM team in smooth transition from construction phase to it's operational phase. Managed hard FM services operation by leading FM team and also coordinating with the DLP team as & when required for first one year of Mall's operation. Managed the reactive and PPM tasks being issued and completed by the team. Coordinated with all service partners responsible for specialist systems services, any road blocks were escalated to the FM for further action. Managed the overall variation order works in the Mall which included preparing estimates, engaging 3rd party contractors, obtaining quotes, getting approvals from clients, processing and issuing permits, consistent monitoring of works ensuring works are completed as per best industry practices. Supervised stores operations to ensure adequate inventory stock. My team included 4 supervisor, 32 technician, 1 store keeper, 1 helpdesk operator & 1 admin.
Advising the Prospective Buyers / Investors of Real Estate Market upon the growth potential of a particular area by conducting a comparative analysis (involving AHP) identifying the below:
• The opportunities provided by different sub regions of a specific Metropolitan.
• Prioritizing the different sub regions pertaining to Real Estate growth opportunities.
• Understanding the challenges faced by the developers which are deterrent to Real Estate growth.
• Is the infrastructure growth in the desired area, conjunction with the development in the real estate sector.
• Evaluating the growth factors that influences the significant Real Estate Market thereby advising the investors upon the prospects of spatial growth that could be backed by optimum infrastructure growth.
• Evaluating & quantifying the scope of return benefits advising the investors & developers with the most suitable investment decisions.
• Provide guidance and assist sellers/buyers in marketing/purchasing property for the right price under the best terms.
• Determine clients’ needs and financials abilities in order to propose solutions that suit them.
• Intermediate negotiation processes, consult clients on market conditions, prices, mortgages, legal requirements and related matters to their benefit and ensure a fair and honest dealing.
Based upon above study, it could give a better transparent picture to the client further coming up with most advisable alternative.
• Responding appropriately to tenant emergencies or urgent issues as they arise.
• Responsible for building maintenance repairs and services.
• Involved in operations with the technical team.
• Dispatching the technical team & coordinating until completion of job.
• Monitoring & controlling the work schedule with time frame given by the supervisors.
• Referring to the as built drawings to address any critical issues during emergency situation.
• Gathering the information to prepare the utility services reading & forwarding to client for billing.
• Preparing the Monthly & Weekly report to be sent across to the client.
• Responsible for the management of specialist services and processes.
• Coordinating with the specialist systems contractors to establish an AMC & liaise accordingly to deliver the specific services
• Ensuring the team achieves the agreed SLAs & KPIs.
• Organizing general administrative services including auditing by the client.
• Keeping the senior management informed of status of the contract by preparing the CRM Reports.
• Liaising with the suppliers to procure the inventories & critical spares on site.
• Liaising with the certification bodies to ensure a safe & healthy working environment is in place.
• Coordinating with the sub-contractors to address any specific request placed by the tenants to be conducted within the property.
Qualified Graduate Aptitude test for engineers (GATE - 2012) with All India Rank - 018. Got an exposure to fields like Infrastructure Design & Finance, Facility planning and Virtual simulation,Qualitative Analysis & Decision modelling, Project Engineering & Management, Building Management System & Smart Buildings, Infrastructure Regulations, Regional Analysis & Planning, Environment Impact Assessment. Completed Dissertation on ''Investment Opportunities & Challenges for the Real Estate Market of India: Case of Delhi NCR''. Research Paper published in the field of 'Real Estate' in the 'International Journal of Science & Management'. Participated in Inter departmental Quiz and organizing/conducting events like Academic conferences.
Got an exposure to fields like, Architecture Design, Building Construction Technology, Building Structures (RCC & Steel), Estimation & Costing, Building services & MEP systems in Building Constructions, Town planning and Landscape design, Building Bye Laws, Earthquake Resistant Buildings & Soil Engineering. Completed Dissertation on proposing Architectural Solution / Design for an upcoming Convention Center to be located in Vrindavan Township, Lucknow (India). Member of 'Council of Architecture' - India Represented the Institution thereby bagging several awards during various events held at National & International Levels organized by NASA (National Association of Students of Architecture 2008 & 09). Volunteering during the tech fest thereby bagging awards at the university level. Received Special Achievement Award at the University Level.
