 Preparing detailed feasibility studies, using Microsoft Excel, of target schools, and preparing the Investment Committee Presentations to take the required approval to undertake the new projects;
 Supporting the management of GEMS Saudi International Schools “GSIS” in Dhahran by preparing the annual budget, Extracurricular Activities Financial Study and its breakeven point, and preparing the master data files of the financial module for the ERP Immigration (to Microsoft 365 Dynamics);
 Preparing the Actual Vs. Budget Reports on a quarterly basis; and
 Once the acquisition of GSIS, by GEMS from Maarif, will be completed, En Shaa Allah, I will handle the Finance Manager’s responsibilities like approving the payments on the ERP, initiating the payments on the bank, processing the salaries using the Wage Protection System “WPS”, working with the auditors to get the financial statements audited, etc.

 CareTech is the biggest operator in the UK in the field of “Social Care”, providing services like education to the Special Needs people, Old People Care, and Rehabilitation, etc. CareTech is penetrating the Saudi market;
 Prepared detailed feasibility studies of target SEN Schools for different scenarios in terms of acuity levels and different capacities;
 Analyzed the actual financial performance and projections of the acquisition opportunities, participating in the financial due diligence, challenging the assumptions, financial projections, and the valuation in the report of the appointed third-party financial advisory firms;
 Prepared the business plan of the Company for 5 years;
 Prepared the annual budget of the Company;
 Prepared Actual Vs. Budget Report and analyzing the variances;
 Did the Accounting Bookkeeping of the Company, counting for the VAT, and worked with the Auditor to issue the audited financial statements at the end of the financial year;
 Processed the monthly payments to suppliers on the bank and the monthly salaries to employees through the Wage Protection System “WPS”;
 Preparing feasibility studies for the Company’s sister-companies in the UAE, and monitoring the financial performance of one new company established in Dubai named Company for Learning and Development “CLD”; and
 Did the Accounting Bookkeeping of the Head-Office Sister Company in Dubai named “CareTech MENA Managing Office” and worked with the auditor to get the financial statements audited.

 Prepared detailed feasibility studies of new projects, and supporting the senior management to undertake the most profitable projects;
 Evaluated the Merge/Acquisition “M&A” opportunities, determining the fair value (using Discounted Cash Flow Technique “DCF”, and Relative Valuation Techniques like EBITDA Multiple), forecast their financial statements (taking into account the restructuring plan that shall enhance the profitability and utilization of the target companies), to be integrated into the business plan of the whole company;
 Prepared the business plan of the whole company for 5 years through consolidating:
o The forecast financial statements of the 14 ongoing schools;
o The forecast financial statements of the new projects, extracted from the feasibility studies; and
o The forecast of the M&A target’s financial statements.
Through creating this business plan, the financing alternatives (using debt or/and equity) can be studied to reach the optimal capital structure that utilize the generated cash flow and enhance the shareholders’ returns;
 Forecast the short-term cash flow (one year); and
 Prepared Actual Vs. Budget Report and analyzing the variances.

 Prepared detailed feasibility studies of new schools through collecting the required information and assumptions from the related departments (design and capacity information, curriculum map, required fixed assets, expected enrollment extracted from independent market study, operating cost structure, etc.) and using Microsoft Excel to forecast all financial statements (including the Balance Sheet that tracks Working Capital Expenditure \[Unearned Revenues, Prepaid Rent Expense, etc.\]) and estimate the Free Cash Flow to Project and Equity, and other viability indicators like the IRR.
 Prepared a 5-year business plan of the Joint Venture established by GEMS and Hassana, the investment arm of GOSI, through consolidating the results of the business plan of Maarif Group, the largest private school network in KSA that is acquired recently by the JV, and the feasibility studies of the other planned projects.
 Visited schools, that represent a potential investment opportunity, through acquisition or leasing, and participating in the evaluation process through collecting the required information and:
o Preparing a financial analysis report of the past performance and calculate the prevailing profitability, solvency, and activity ratios;
o Building a financial model that forecast the future performance, considering:
 The expected increase in the operating cost to fulfil GEMS requirements;
 The estimated CapEx required for the refurbishment;
 The expected increase in the revenues represented in the increase of the enrollment and tuition fee;
 In the case of acquisition, the acquisition cost is estimated using the Relative Valuation Technique (EBITDA Multiple), while in the case of leasing, the leasing cost is estimated, through negotiating the landlord, and considered in the operating cost of the project.
 Calculate the viability indicators of the project and compare them to the minimum required rate of return of GEMS and give my recommendation.

1. Preparing feasibility studies of potential investment opportunities (residential villas and apartments, Offices, commercial malls, and governmental residential projects "Iskan") and projecting all financial statements, so feasibility studies can be integrated to the business plan of the Company.
2. Evaluating the ongoing projects through preparing a feasibility studies updated by the actual performance and projecting the future performance.

3. Preparing the business plan for 5 years through communicating all feasibility studies of the potential projects to the ongoing projects and the actual financial statements and forecast the all financial statements.

4. After finalizing the business plan, feasibility studies of all projects will be updated by the allocation of the G&A Expenses and Marketing Expenses that are shown in the Income Statement, so the final viability of each project will be shown.

5. Updating the feasibility studies as per banks requirements to get the targeted loans based on the optimum capital structure inferred from the business plan.

6. Preparing the business plan for subsidiaries for 5 years. One of subsidiaries is a Facility Management Company (Tadbeir).

7. Preparing the budget of the incoming year based on the business plan.

8. Comparing between the actual performance and the budget and preparing a report to explain the variances.
