The Maintainers manages a facilities management (FM) contract to the Ministry of Education and Higher Education (MOEHE) in Qatar. It provides
FM consultancy and O&M services to MOEHE premises and 75 independent
schools in the country.
Delivery of the full range of hard and soft services, including
support for specific projects and providing the team leadership,
management, compliance and supervision of subcontracted
services.
Promoting and delivering a high level of customer service across all
clients reacting promptly to support the FM team to respond to
their service requirements.
Leading operational team to complete their operational objectives
in terms of PPM Schedules, Corrective and Reactive tasks against
KPIs and compliance with QHSE standards.
Ensuring compliance with local legislative requirements, FM and
client best practices, policies and procedures.
Developing a close working relationship with Clients, Key
Stakeholders, Landlord, Managing Agents and Suppliers to ensure
the end to end FM service is managed and delivered to a high
FM design review on master plan.
Procurement process, tender evaluation and recommendations.
Develop employers requirements/room specifications etc for FM
related areas/buildings.

Facilities Project Director.

The Royal Clock Tower, TOTH, Makkah, The project is located on the top of the highest building in Saudi Arabia, the second tallest building in the world with a height of 601 meters and the biggest clock tower ever built in the world. The project has four clock faces each is 43 m x 43 m. The clock is the largest clock in the world. At over 400 meters above the ground, the roof of the clocks is 530 meters above the ground. It is visible in all district of Makkah from more than eight kilometers away. The project is topped by a 93 m spire with 23 m high golden crescent at the top. The project consists of four main areas Astronomy, Lunar, Spire and Crescent. It includes Islamic Museum, Exhibitions, Cosmology and Lunar Observation Centre which also used to sight the moon during the Holy Months. The specification of the building structure is composed called hydrocarbon steel for all the beams and column supports. All the steel was top coated with carboguard for superior weather resistance.
Duties :
• Delivering a customer focused FM service across the client portfolio.
• To insure the project is managed and supported in an efficient and timely manner and in a condition appropriate to its use. This includes overseeing an integrated programme of construction, refurbishment, operation and maintenance project and managing the performance of the multi-disciplinary FM services.
• Responsible for ensuring the operations of the project is safe and running cost effectively together with contract management of all activities related to contracts, vendors and administration of contract management.
• To lead all FM business planning activities and contribute to corporate planning at a strategic level with the presentation of information from the Forward Maintenance Register and Life cycle plan.
• To insure the FM budget is managed and controlled in strict accordance with project financial policies and procedures.
• To take a leading part in developing Sustainable Development policy and initiatives and to deliver a programme of development and maintenance which ensures that client reduction targets are met from utilities conservation and maximum energy efficiency for the future.
• Contract negotiation and drafting.
• In conjunction with the procurement team, play an active role in the bid process. Being able to analyse bids returns and submit recommendations as appropriate.
• To ensure purchase orders are raised and approved in a timely manner and following the appropriate guidelines.
• Recruit, Manage and develop the FM team to promote high morale and motivation.
• Provide technical advice as necessary to client departments and appointed consultants and contractors for the design and operation of building services & systems.
• Establish written goals and objectives for direct reports.
• Client liaison and relationship management
• Ensure all statutory requirements are met and that there are no exposures to health & safety issues.
• Adherence to agreed Service Level Agreement and any KPI’s

Each tower consists of two basements, ground floor & 21 floors.

I am managing and supervising $ 0.2 Billion of total project value $ 0.5 Billion which is consisted of the basement, the podium and the walkway tube. The project area is 220190 m2. Project includes two floors car parking underground with a capacity of 1300 cars as well as major celebrations hall, restaurants and other services. The scope of work includes the supply of all the interior design and furnishing and construction of a 500m pedestrian suspension bridge connects Granada Oasis project to office buildings and Granada Mall through Hilton Hotel.

This project holds staff for more than (8000 person)
