Manage the Facilities management & projects Operations of the company in addition to managing the procurement, contracts, tenders & technical team. Maintenance & Project Operation Tasks
•BOTManagement/Mall, Commercial complex: Manage the BOT projects and free hold assets of the company in Kuwait Maintenance function is overseen on routine basis through the company team and routine operation are performed through the mall, tower & the resort
•Tenantmanagement, Customer relationship
•Directhandling of in-house technical staffs & sub-contractors
•Handledan in-house team of 56 technical staff & 7 sub-contractors of Hard & soft services
•Workin close co-ordination with Government relation department of the company to comply the requirements of Ministry of Finance, Kuwait municipality & Marine authority
•Heading the annual maintenance contracts (Civil infrastructure, Building, MEP, Facility Hard & Soft services)
•Preparation of Bill of Quantity and scope of work of works related to the property development & fit outs
•Tenders& procurement contracts management with close coordination with Finance & Risk management dept.
•Reviewing the drawing of tenants for approval relates to the Civil & MEP fit outs comply to the mall policy
•Routine inspection of tenant's shops/spaces/kiosks to ensure no violation of mall policy and fire & life safety
•Marineinfrastructure maintenance and ensuring the safety tests as per local regulation Contracts, Procurement & Tenders: Heading the annual maintenance contracts (Civil infrastructure, Building, MEP, Facility Hard & Soft services of company properties. Manage the entire procurement related to maintenance & project of the company, such as commercial negotiation, contract management, coordination with contractors and consultants Bill of quantity preparation of various remodeling & refurbishment work, Design & drafting of Hvac projects of company properties
•Budgetmanagement Preparing the required annual Capex & Opex budgets for the maintenance & project activities for operation of company properties and presentation for higher management approval Close monitoring of Operational expenditure with close co-ordination with Finance & accounts dept of the company
•FieldPermanent Responsibilities
•Strategically planning & controlling all Maintenance and new project activities connected with safe and efficient operations; implementing quality standards for meeting the set targets within time & cost parameters
•Efficientlymaintaining materials management and inventory control to maintain smooth flow of materials for Maintenance & construction with minimum inventory holding.
•Reviewing the operational practices, identify the areas of obstruction / quality failures and advise on system and process changes for qualitative improvement in productivity.
•Adroitlymonitoring and analyzing the equipment's to avoid unexpected breakdown and efficiently handling breakdown & modification by applying various efforts.
•Executing cost saving techniques and modifications to achieve substantial reduction in various expenditures.
•Conceptualizingand implementing process modifications for optimizing resource utilization and maximizing productivity and adapts automated systems for streamlining operations to enhance operational efficiency

•Facility Maintenance Operation of Hypermarket, Super markets & Accommodation facility: Manage the Maintenance & projects of units of company and company assets:
Carrefour Hypermarket @Avenues Mall, and Supermarkets @Sulaibhikat, Jaleeb, Farwaniya
•Head of the annual maintenance contracts, (MEP, Facilities Hard & Soft services)
•Centralized Annual Maintenance contracts of Hyper and supermarkets on yearly basis
•Manage the entire procurement related to maintenance & project of the company, such as commercial negotiation, contract management, coordination with contractors & consultants
•Head of Facilities development and re-modelling works of retail environment
•Customer relationship, Work in close to achieve the customer satisfaction during shopping
•Food production facility hygiene management & related audits
•Life safety training to the merchandise staffs and mock drills
•First point of contact for the Mall management for things related to Facility management
•Work in close relationship with Mall management, Company merchandise & commercial dept for the business needs
