Jumeirah Al Seef is a new development along the Dubai Creek with architecture
Influenced by the past and the present. Jumeirah has introduced its latest Brand Zabeel House at Al Seef. I am part of the pre opening and set up of complex engineering for 3 properties. A 200 room heritage hotel, a 150room upscale hotel, and a 200-room lifestyle luxury hotel.
• Managing the project handover from contractors to Jumeirah operations.
• Snagging and de-snagging of the Civil, and MEP components of the project. Enduring that all systems, areas and
equipment is fit for purpose.
• Managing the post built design process to ensure compliance with authority regulations.
• Arranging and managing authority inspections and clearances for operations.
• Setup of engineering department operations.
• Setup of pre-opening operating budgets, stores& supplies and FF&E
Shangri-La Hotel Dubai, is a mix use, multi-tenant, property. It has a 302 keys plus 126 serviced apartments. The property also has 62 separate residences and 8000 SQM of multi-tenant offices. The Hotel also has leases F&B & retail outlets.
I managed a team of 59 responsible for maintenance, utilities, projects & renovations, fire & life safety for the property. I had also undertaken additional responsibility for the Traders Dubai which is no longer operated by Shangri-La.
*Planning and execution of the renovation process. This included cost estimations, fund flow projection, ROI calculations, preparation of CAPEX approval file for each project.
*Discussions with stakeholders and preparation of design briefs. I have put together design briefs for guest room, club lounge, lobby & outlets, Chinese restaurant, external landscape, ballrooms and spa.
*Preparation of scope and appointment of Project Management company.
*Tendering, negotiations and award of work for fit out contractors.
*Value engineering and managing the direct procurement package.
*Executed complete renovation of mockup rooms, Lobby including GF F&B outlets and 302 keys.
*Post TOC preparation of the snag-lists and managing the de-sang process.
*Due diligence survey on behalf of the development team for new properties in the region.
*Managing fit out process for leased F&B outlets. Junoon, Don Alfonso and The Act.
*Refurbishment of health club including complete makeover of the gym, replacement of equipment, and installation
of a new sauna.
*Redesign of studio apartment from king to a convertible twin/king option design. This design was the hotel’s official
entry for the group’s innovation and new ideas awards.
*I have achieved an energy saving of 6.9% and 5.27% consecutively over the past 2 years and a water saving of
9.4% and 11.25%
*I have achieved reduction in complaints by 50% over the past 4 years in the top 5 defects recorded on the CAFM
Renegotiation of contract with district cooling company (TABREED) resulting in significant saving as demand load
was brought down.
*Implementation of VFD’s and controls for chilled water pumps.
Hyatt Capital Gate, is one of the most stunning and unique buildings on the global skyline. The building has been recognized by The Guinness Book of World Records as the “World’s Furthest Leaning Manmade Tower.” The 53, 100 SQM property consists of 189 bespoke rooms with each room being different from the other in layout. It also has 16 floors of offices.
I managed a team of 18 responsible for pre-opening, operations and maintenance of the property.
*Setup of the pre-opening office and the engineering division including manuals, policies & procedures.
*Preparation and execution of the responsibility & charge matrix which governs the R&M operations and cross
charges between the Hyatt and ADNEC (owners of the property) as offices are directly leased out by ADNEC.
*Installation, testing & commissioning of all engineering systems for the property.
*Managing the snag lists, de-snagging and TOCs for the entire building.
Park Hyatt Dubai is a city center resort 225 key property built on the Dubai Creek Golf & Yatch Club. It has 8 F&B outlets, 1670 SQM of indoor and 675 SQM of outdoor banquet space.
I managed a team of 36 responsible for property operations.
*Taking over of the project from the Master Developer and resolving issues not settled during DLP. I have been
credited in solving all the major project defects successfully. Defects included some major structural issues which have been resolved by re-floating the building foundations in an operating property
*Design and Implementation of UF & RO based TSE treatment plant. This resulted in savings of freshwater
consumed to the tune of 57% over previous year.
*Successfully implemented ISO 14001-2004 environment standard for the hotel. I was also the chairperson for the *Hotel Green Team. Park Hyatt Dubai received the DTCM’s Green Tourism award for 2010.
*Bringing down the monthly electrical consumption by 8% and water consumption by 50% (compared to previous year)
Park Hyatt Engineering also has the best result for Employee Opinion Survey for 2008 in the hotel with an overall satisfaction index of 85.5%.
Grand Hyatt Dubai is an iconic 674 room property built near the Dubai Creek as a city center resort. It has 13 F&B outlets, 5000 sqm of banquet space. The 37acre property also has the 187 serviced apartments called the Grand Residences. It also provides the maintenance & utilities for Grand Cineplex a 11 Screen Cinema with a food court and retail facilities.
I managed a team of 65 as Head of Engineering Department I have been responsible for all engineering operations of The Grand Hyatt Dubai, The Grand Residence, The Grand Cineplex and the staff housing at Sahari Village Complex.
*Treated Sewage Effluent plant conceived, designed and implemented at Grand Hyatt Dubai was the first of its type in middle-east and is now widely accepted and copied because of its success.
*Have received HY-Innovator awards twice for outstanding technical innovations by the Hyatt International.
*I have been credited with leading the hotel to achieve ISO 1400 and HACCP certification.
*I was also deputed to Park Hyatt Dubai Project to help in the opening of the new hotel.
