My overall responsibility in role was to look after a business consisting of three stores which I took over due to ill health of the owner. In this role I run the business on a daily basis. Part of my role was to assist the company reach its goals and objectives, direct the overall operations of the company, analyse date, making crucial business decisions and develop and implement budgets. As part of my role, reposting back to the director with reports and assess the development of the company against the goals and the plans it had set and make sure that it is on track to meet its financial goals. As well as this, other aspect of my role was the following:
• Business development - I have opened the 3rd and 4th store for the business, as well as acquiring 6 residential properties for the company’s portfolio. During my time here I have built strong relationships with existing customers and clients as well as developed a lot of new relationships. I have also trained staff and introduced other items to the menu as well as home delivery and due to this the sales have increased.
• Staff Management - I oversee 20 staff. I have recruited and trained these employees. As a result my employees are always motivated and have built good rapport with customers, which have increased sales rapidly. I have also carried out other HR duties. Also to ensure the employees have the resources to complete their work.
• Accounting - carry out daily, weekly and quarterly accounts. Submitting VAT and dealing with accountants.
• Stock control and Administrative duties - Dealing with deliveries of stock as well as any administration work.
• Sales and customer service - When I took over, one of the stores was struggling in terms of sales for reasons of poor quality of food and customer service. I ensured that different products were used; I myself became the face for customers, ensuring customer satisfaction of the quality and service provided.
• Legal - Opening other stores meant I had to deal with solicitors, local councils for planning permission and I had to deal with any other legal matters.

Overall responsibility within this role was to ensure targets were met and a consistently high level of service and appropriate properties was shown to meet my client’s needs. The role also required me to:
• Advise clients about the leasing process.
• Setting up viewings and showing potential tenants around the property.
• Selecting responsible and reliable tenants.
• Preparing tenancy agreements and inventories.
• Making sure that all aspects of the leasing’s legal requirements, along with agreeing rents, contracts and payments.
• Meeting landlords.
• Handling any problems which may occur during the transfer of the leasing agreement.
• Keeping up to date with any changes in the law which may affect the tenant or the landlord.

I was responsible for maintaining service levels for the following: staff attitude, cashier service, ATM service, queuing, transfers and foreign currency exchange.
