o De-risked investment through negotiating for indemnities on anchor tenants, tax, and structural engineering matters after engaging with external consultants.
o Acted as a board observer following the transaction.
• $55m commitments into various private equity funds.
o Collaborated in creating a right-sized managed private equity vintage layering strategy and performed manager due diligence.
• Due diligence on $20m equity investment into a $70m retirement lifestyle village.
o Performed complex financial modelling required to observe exit fee dynamics. Assisted in commercial due diligence including customer analysis, site visits, management interviews.
o Recommended against investment due to high sensitivity from macroeconomic environment outweighing potential return.
• Conducted Markowitz style asset allocation research.
o Constructed a 10-asset class means-variance optimisation model which uses forward looking inputs.
o Monte Carlo and back-testing of portfolio performance to ensure liquidity and risk tolerance adherence.
• Several minor investments into growth equity, real estate, and agriculture assets. Including:
o Purchase of a $9m commercial real estate building.
o $4m follow-on via convertible notes into an infant formula brand.
o $3m follow-on into a trade documentation software firm.
o $3m follow-on into an agri-health hardware firm.
o Merger and $2m follow-on into a hop garden & distribution firm.
