Scope of Work
• HVAC: Different types of air conditioning systems including 350 T chiller, FCUs, 5 T to 28 T packaged units and 1 T to 5 T split units
• Mechanical: 9 dedicated tanks for the site for water supply & fire fighting along with 3 pumps for water supply & 3 pumps for firefighting; security systems - gate barriers & road blockers; sewage network & sewage treatment plant (STP); medical gas network and water - potable, fire & rain - networks
• Electronics & Controls: fire alarm systems; public address systems; PACS systems, central clock systems; access control systems; MATV, nurse call system, building management system; IP-CCTV; PABX & telephone networks; SCADA & PLC systems
• Electrical: ring main unit, 84 packaged substations 200 kVA to 2000 kVA; 44 standby generators (200 kVA - 1500 kVA) with ATS; 109 units of UPS for electronic systems; main & subsidiary distribution panels, circuit breakers, power distribution network, low voltage cable network, lighting units, grounding systems & lightning protection systems, 5 electric elevators, electric locking system for interior doors

Responsibilities
• Develop work plans related to the scope of the consultant’s work in the assigned project, allot tasks to the supervising task and ensure completion on time as per contractual requirements.
• Review emergency maintenance requests related to operation, maintenance, cleaning, laundry, civil guard and sewage station issued by beneficiaries and coordinate with the contractor, monitoring on time completion adhering to approved technical methods and job specifications.
• Supervise the planning and execution of all planned and preventive maintenance programs related to buildings, squares, streets, sewage station, warehouses and shelter center as per approved plans and scope of work.
• The range of works covers mechanical, electrical, electronics, civil, agricultural and information network for all systems, equipment, devices and programs in the public services sector.
• Conduct periodic programmed inspections of all facilities in the service center, assess needs to ensure readiness of mechanical, electrical and electronic systems as well as fulfillment of standards related to cleanliness, hygiene, health and safety and produce technical reports.
• Program and conduct daily inspections of catering services provided by the contractor to verify quality, quantity of meals served, hygiene and cleanliness of the kitchen and central distribution area and prepare reports.
• Prepare technical reports highlighting observations based on inspection tours of the facilities and coordinate with the supervising authority for implementaion of systematic and effective corrective and preventive action plans.
• Review and analyze various claims submitted by the contractor and prepare appropriate responses enabling client in resolution of contractual issues.
• Review, validate and approve monthly reports and payment requests submitted by the contractor as per contract term and conditions.
• Study and evaluate ongoing operation and maintenance contract, identify deficiencies and recommend measures for improvements in future contracts.

Responsibilities
HVAC Maintenance
• Managed planning and execution of maintenance programs for HVAC systems across 7 buildings to deliver targeted system availability and reliability.
• Developed and implemented an optimum mix of planned preventive maintenance schedules comprising of monthly, quarterly and annual tasks based on type and criticality of the equipment/system.
• Prepared maintenance work orders based on planned programs and monitored execution ensuring on time, within budget completion of full scopes of work.
• Investigated equipment faults, frequent breakdowns and complaints to identify root causes and implement cost-effective corrective and preventive actions.
• Range equipment and systems included heat exchangers, air handling units (AHU), fan coil units (FCU), air cooling units (ACU), variable air volume (VAV) units, chilled water system (CHWS) as well as building automation system (BAS), building management system (BMS), motor control center (MCC) panels, direct digital control (DDC) panels and variable frequency drives (VFD).



HVAC Installation, Testing and Commissioning
• Managed installation, testing and commissioning of HVAC equipment and systems including chiller units, air handling units (AHU), fan coil units (FCU), fresh air handling units (FAHU), variable air volume (VAV) units, air cooling units (ACU), chilled water system (CHWS), chilled water pumps and associated variable frequency drives (VFD), motor control center (MCC) panels, direct digital control (DDC) panels.
• Coordinated with delivery of materials, supervise site activities and complete inspections to maintain progress as per project schedules.
• Dealt with heat load calculations, duct/pipe design and pump head & fan static pressure calculations for the air conditioning system.
• Liaised with client, consultants, main contractors, subcontractors and vendors/suppliers to monitor progress, resolve issues and achieve milestones.
• Coordinated with architectural and structural services and managed interfaces with HVAC ensuring efficient conflict resolution.
• Prepared material submittals, followed up for approval of client and consultant and ensured execution of all jobs as per approved specifications.
• Participated in weekly progress meetings with clients and consultants as well as with main and sub contractors enabling fulfillment of quality, cost and schedule objectives and client requirements.
• Coordinated and managed testing and commissioning activities at site, attended site inspections, verified as-built drawings and negotiated with client/consultant for smooth project close-out.
