I am responsible for effectively managing the facilitation and review of the proposed fit-outs, move-ins, and modification of multiple retail and commercial Tenants across several developments.
Pre-Construction Phase:
• Receive confirmation by the Tenant Appointed Fit-Out Contractor including providing company registration Certificates filling up in the dedicated (Contractor vetting Form) to ensure that company is working legally in the Kingdom of Saudi Arabia, all certificates are valid.
• Schedule and conduct kick-off/pre-start meetings with the project management team and tenant, to ensure fit-out guidelines and related documents to the Tenant. Receive, review and obtain approval for design at several stages and manage Tenant Variation Requests.
• Prepare documents and as-built data (Utility budgets) to facilitate interior fit-out design preparation.
• Conduct reviews of the leased sites in anticipation of the fit-out and conduct site visits with tenants, designers, and contractors.
• Prepare and issue handover documentation (including a photographic schedule of conditions) to the Building Management Team, the Landlord Team, and the Tenant.
• Assist Property Management Team in closing out any defects raised during site handover protocol meeting.
• Review the concept Design submitted by the tenant and providing review comments in the concept design review approval.
• Support and maintain continuous contact with tenants and designers throughout the conceptual design phase until the final design approval is achieved.

• Facilitate site induction sessions (Building Regulations and Rules) for all subcontractors and workers and issue Access Permits.
• Carry out the Health and safety audits and the HSE team and distribute Audits to the Project Team, the Tenant, and Property Management Team.
• Regularly inspection on the site, ensure all issues are recorded and conveyed to all parties. resolve any issue relating to the work on site.
• Conduct above the ceiling and any buried services inspection before ceiling close.

• Manage the connections and alterations to base build systems including firefighting system, fire detection system interface, chilled water, electric, water, and drainage, etc.
• Control and coordinate the fit-out activities in the best interests of the Landlord and collective tenancy.
Post Construction Phase:
• Review the Method of the statement, Risk Assessment, and program of final testing and commissioning report.
