- Responsible on the multiple retrofitting project in Riyadh for BMS and HVAC energy
management and optimization using Tridium Niagara N4 platform.
- Conduct site survey for auditing and design implementation for energy optimization.
- Designing of System Architecture and Control Schematics as per site requirements.
- Responsible for preparing IO point lists base on the design and control schematic to
provide a bill of quantities (BOQ).
- Testing and Commissioning of BMS and HVAC system using Tridium Niagara N4.
- Create BMS control logic through software and hardware modification as necessary.
- Create BEMS system graphics using Niagra library as per site condition.
- Configure and Commissioned Energy Meter for base lining and energy monitoring
- Configure PICV valves for AHU to reduce energy cost on the CHWS.
- Configure trend logs and alarms setting for monitoring.
- Configure equipment scheduling for optimization and energy savings.
- Close all snags provided from client or entity.
- Prepare handover documents for final approval and project handover.
- Conduct BMS training for operators to familiarize the Tridium Niagara system application
and operations.
- Responsible for the Control and Operation of ICAS (Integrated Campus Automation System) and all Subsystems like BMS, PMS, LiCS, LCS and FDAS using Niagara Vykon Workplace N4.
- Maintain and Repair the control systems of ICAS and BMS throughout the site as determined by the manufacturers recommendation as detailed by the site management.
- Conduct performance analysis for correct operation of all ICAS control equipment as directed by site management.
- Responsible for the Control and Operations of ICAS and BMS system (like; AHU, FCU, VAV, CHW, EWH, HWS, Sump Pumps, etc.).
- Upgrades BMS control systems through software and hardware modification as necessary.
- Checks routinely for correct operation of all equipment in locations that include BMS control systems.
- Adjust variables and provide adjustment as required to ensure systems are operating correctly within parameters.
- Monitor and record values of HVAC systems to build up a database of records to provide data for energy efficiency improvement.
- Analyze the behavior of the plants with respect to the Set Points and setting up the various control parameters.
- Responsible for pro-active monitoring, identification and rectification of faults, undertaking remedial works and services
- Checks on BMS control system to support the effective and efficient PPM and reactive maintenance.
- Ensure that BMS maintenance procedures are carried out to the standards detailed in the specific services scheduled.
- Responsible for managing BMS system installed in the yard/buildings for controlling and monitoring the mechanical and electrical equipment such as HVAC, lighting, power systems, fire systems, and security system
- Check and ensure the working condition of electrical system including of transformer, UPS, firefighting system and electrical panels.
- Supervise the operations of air-conditioning system including of chiller plant, Fire alarm system, CCTV System, Access control system, Air-conditioning System
- Conducting and coordinating maintenance, Breakdown and routine activities for BMS systems
- Read and interpret wiring and control diagrams
- Lead the team of technicians and assign tasks and evaluate the completion of the task.
- Carry out commissioning of various systems using ABB and Beckhoff Automation.
- Coordinate annual maintenance contract
- Comply with internal and external compliance requirements
- Ensure proper maintenance of logs and records
- Proper documentation of BMS systems
- Perform Commissioning and system diagnostics from system level controllers to end devices such as honeywell sensors, actuators and more.
- Repair and replace equipment as required by fault finding to maintain equipment in optimal performance condition.
- Troubleshoot and resolve any unexpected technical difficulties and other problems that may arise at any time.
- Check Input and Output test for all BMS and HVAC Controls.
- Configure Alerton Controllers like VLX, BCM, VLC, VAV, and VLD trough BACtalk Configuration.
- Upgrades BMS control systems trough software and hardware modification as necessary by using Microsoft Visio 2007.
- Prepare Sequence of Operation and Testing and Commissioning sheet for Inspection with the Consultant.
- Provide HVAC control engineering in all HVAC systems
- Responsible for the operation and maintenance of electronic controls of building services systems
- Provide Planned Maintenance and reactive diagnosis and repairs to all HVAC control systems
- Analyze the behavior of the plants with respect to the set point and setting up the various control parameters
- Monitor Air Handling Units using Envision for Backtalk 2.5
- Monitoring of Global controller BCM/ETH, VLX and field controller VAVS, VLC and VLX Expansion Module
- Monitor Temperature, Pressure, Flow and Speed of the Energy Wheel and Fans.
- Calibrate / Configure Honeywell STT17 RTD Sensors
- Use the historical logged data of various plants to review the system and propose improvements in order to enhance the system efficiency and / or reduce the operation cost as well as improve the services provided to customer
- Check sensors for VAVs, FCU and AHU units.
- Conduct Monthly, Quarterly and Annually Preventive Maintenance for BMS system.
- Plan, schedule and organize preventive maintenance and shut down maintenance for building automation system to ensure zero unplanned downtime
- Analyze and Interpret data provide Technical Support to Clients / Costumers.
- Create Instrument Test Procedures.
-Site Supervision for installation, calibration, evaluation, modification, testing, commissioning and start-up of instruments and control systems.
-Preparation of instrument list with calibration ranges, alarm settings and more.
-Calibrate, adjust and repair the instruments in the area assign as per requirements.
-Plan and regularly check and record instrument parameters like flow, level, pressure, and temperature to ensure correct specific operating range.
-Perform work order tasks and preparation of reports and documentation upon completion.
-Interfacing with costumers and consultants on technical requirements.
