• Responsible for implementing Project Management Procedures on one of the Major Civil Engineering projects consisting of 5 Packages Valued at OMR 120 Million.
Project Profile:
• City Centre Ajman - Expansion and Refurbishment, Ajman, UAE: AED 500 Million Expansion consisting of increasing the leasable area from 30, 000 sqm to 50, 000 sqm and car parking structure for 2400 car parking bays with an area of 41, 000 sqm.
• City Centre Sharjah - Expansion and Refurbishment, Sharjah, UAE: AED 180 Million expansion with 12 Screen Cinema, 28 Retail, F&B units, multilevel car park and refurbishment of existing operating Sharjah City Centre.
• Managing Capital Expenditure Projects in City Centre Sharjah, City Centre Ajman and City Centre Mirdif valued at 30 Million during 2013-2014.
Major Responsibilities:
• Leading and managing the project through full cycle, with particular focus on
• Consultants Scope Definition and Appointments.
• Managing the design process and design costs ensuring the gateway approvals from client.
• Tendering and appointment of contractors as per approved procurement strategy.
• Delivering the construction stage with multiple contracts and phasing strategy including project closeout and handover to operator.
• Preparation and management of Project Risk Register and timely escalation of the risks to client.
• Provided constant progress updates and monthly written reports on construction progress.
• Review, collate and respond through Contract Administrator on all contractual matters related to weekly and Monthly Reports, Contractor Claims for additional works, Scope Clarifications amongst multiple contractors and Time extension claims.
• Supported the internal stake holders mainly mall operations team with regards to technical and knowledge of asset as and when required.
• Liaison with local statutory authorities and assisting the consultants in obtaining the necessary approvals and permits in time.
Key Contributions
• Inspite of various unknown challenges, due to the nature of the expansion and refurbishment project, delivered the phase 1 with minimum delay and phase 2 as per the agreed time frame and milestones.
• Ensured tenancy handovers are done as per agreed KPI’s / Milestones in order to achieve the project IRR.
• Managed the program and ensured that the main contractor delivers the key parameters like the power, chilled water, gas and fire and life safety systems timely to avoid any delays in tenancy openings.
• Managed the closeout of the project - Snags and Defects thus ensuring 95% completion during DLP period of the project.
• Achieved Value Engineering of AED 50 Million based on contractor’s proposals and incorporating design changes.
Project Profile:
• Fujairah City Center, Fujairah: AED 400 million Shopping Mall with 105 tenancies and a leasable area of 35000 Sqm
Major Responsibilities:
• Managing a team of 15 resources consisting of 3 Retail Design Managers, 4 Project Managers, 3 Managers (Electro-mechanical) and 4 Administrators for document control.
Key Contributions
• Opened with 99% of its 105 retail stores and food and beverage outlets trading on the first day along with a hypermarket (Carrefour) in 13 months.
Project Profile:
• City Centre Mirdif, Dubai: AED 2.6 billion Shopping Mall with 430 tenancies and a leasable area of 195000 Sqm.
• City Centre Bahrain, Bahrain: AED 2.2 billion Shopping Mall with 330 tenancies and a leasable area of 150000 Sqm
Major Responsibilities
• Represent the Landlord's interests between the tenant, tenant contractors, all governing inspection officials, during all phases of design and construction, ensuring the Landlord's design and construction criteria was implemented as intended.
Key Contributions
• Opened as a team all the allocated 31 units (100%) with a mix of restaurants, F&B, retail and anchors on the opening day of City Centre Mirdif in Mar 2010.
• Reviewed, developed and implemented departmental policies and procedures that were used in upcoming new build and redevelopment projects from 2011 onwards.
