Responsibilities:
• Oversee all business operations across the company to ensure efficient and effective acquisition, development, investment, financing, marketing and operating of commercial and residential projects and properties.
• Developing a 10 acre mixed use project in Cairo for cost of EGP 10 Billion.
• Contribute to the formulation of business strategy and ensure effective translation of the overall strategic direction into actionable business plans and planned initiatives.
• Manage all activities between stakeholders, consultants and contractors to deliver projects within time & budget.
• Develop business strategies and strategic operating plans ensuring alignment with short- and long-term objectives.
• Create and implement strategies to improve business processes; define digital technology roadmaps in collaboration with business stakeholders, business partners’ team to support business growth.
• Develop policies and procedures in line with company regulations and service standards.
• Review and evaluate project proposals; oversee planning and budgeting process for all new projects.
• Develop effective investment strategy and promote business ideas to create innovative and strategic opportunities.
• Make strategic decisions for optimizing limited resources and leverage funding to meet project and stakeholder objectives.
• Oversee and monitor the progress of projects including schedules, budgets and financial & strategic performance metrics.
• Review and approve progress payments or funding disbursements and authorize adjustments to contract where required.
• Stay current with construction costs, market conditions, project management techniques and real estate development process. Perform periodic reviews with internal and external stakeholders to review operational changes.
• Create an environment that promotes great performance and positive morale; motivate subordinates, encourage employee engagement and train a high performing managerial team.

HOD - Real Estate Projects & Property Appraisals & HOD - Real Estate Investment/Asset Management في Amlak Finance PJSC

Responsibilities as HOD - REP&PA (Real Estate Projects & Property Appraisals):
• Responsible for managing Owned Assets projects, from feasibility studies, budgeting, design, tendering and construction phases until final handing over.
• Provide strategic planning, project management, and financial oversight in new build development projects while maintaining the highest standards of excellence in terms of quality.
• Lead and manage a team of resources dedicated to monitoring the quality, cost & time dimensions of projects and ensure maximum customer satisfaction at the time of handover.
• Prepare project feasibility analysis and make recommendations to the senior leadership team for advancing projects; assist in negotiating pricing and other terms for the acquisition of property.
• Render technical expertise and support for the acquisition and disposal of the properties and end user finance.
• Manage the operational and fiscal activities of the department including monitoring building expenditures, tenant’s files and rent collection; ensure follow-up on property rule violations and rent delinquency.
• Develop and implement policies and procedures in the department such as rental index, private construction, valuation, consultants &contractors selection, projects classifications, maintenance management, property management, etc.
• Evaluate properties to establish market values and property ratings using internal and external sources.
• Following up all the valuation activities (internal, external and government valuation); research the market value of comparable properties in the area to guide the determination of the value of the property being appraised.
• Responsible for data management including collection, verification, and analysis of sales, pending sales and listings, as well as maintaining other information required for the valuation process.
• Keep abreast of current real estate market conditions and their effect on the apartment and commercial real estate markets in assigned geographic area.

Responsibilities as HOD - REI&AM (Real Estate Investment & Asset Management):
• Oversee the management of the real estate portfolio, including managing property managers, leasing agents, contractors and other staff to ensure that all properties are well-maintained and profitable.
• Lead the engineering team to support the company for development, issue various technical reports to support the business for the real estate mortgage finance, valuations, property management, feasibility, and managing the under construction and private construction portfolio.
• Identify investment strategies that optimize the value of property in an investor's portfolio.
• Negotiate with sellers to purchase real estate properties at prices that meet the requirements of the investor’s portfolio
• Manage all aspects of a property transaction from start to finish, including inspecting properties and appraising their value for purchase or sale purposes.
• Research local real estate markets to identify investment opportunities; consult with clients on investment strategies and provide reports on the state of clients' property investments.
• Conduct due diligence to ensure that properties are legally owned by sellers, that titles are clear, and loans can be financed.
• Develop effective strategies and oversee budgeting of the department; evaluate the challenges and take actions to mitigate risks and develop opportunities.
• Provide recommendations to management regarding changes in property values or investment strategies based on market conditions. Develop and implement a property asset management plan for different real estate portfolio.
• Determine the feasibility of asset acquisition and present supporting documentation to management or board members.
