Working for a Start-Up company wholly owned by PIF.
The Company aimed to develop 9 million square meters of greenfield into a colossal landmark, attracting forging investment to the Kingdom. Assets are engagement centers, residential, hotels, branded apartments, MICE, and more.
Study the cost and defined the budget of each assets and the infrastructure.

Led the delivery of the residential development sector, which contains shopping malls, mixed-use, residential, and all service amenities by leveraging strategic and technical expertise.
Achieved organizational objectives through the formulation of pre-cap and capital expenditure budgets.
Ensured smooth management of activities, such as market research & assessment, pre-concept cost estimate, development strategy report for lease & sale, and construction cost research by spearheading consultants.
Work with project Development, Asset management and operation teams to transition project acquisition and entitlement to project programming, design and delivery phase. Supervised the design functions to ensure cost-effectiveness in compliance with the company’s budget, vision, and the brand’s standards. Delivered multiple projects, including The design of 5 starts resort, the renovation of the Makarim Aiyad (a five-star hotel), the full construction of the Makarim Jabal Alka’aba (a five-star hotel), and a new five-star hotel tower in Northern Jeddah.
Key Achievements:
Participated in the identification, feasibility analysis and negotiation of real estate acquisitions.
Sourced and analysed the feasibility of potential development sites and evaluate associated development schemes.
Work with consultants, governmental bodies and other interested parties to obtain necessary project permits and entitlements.
Directed and managed the Development Project Execution Team responsible for the construction of projects, coordination of designers and consultants and general contractor, etc.
Monitored and assured timely completion of the investment and development within the established budget, schedule and required investment returns.
Led, monitored, directed and supervised external and internal team members, including Government relation for permitting, designers and Project Managers.
Redesigned the beach area for the Makarim Alnakheel (beach Resort) in Jeddah and reviewed the existing villas and rooms.
Led the value engineering initiatives for the Marriot Jeddah and courtyard (4 stars hotel), resulting in savings of circa 40M SAR.
Installed a new building management system (BMS) for the Makkah and Jeddah project and achieved the full renovation of the hotel’s (mechanical, electrical, and plumbing) MEP and elevator systems.
Completed the renovation of 412 rooms for the Makarim Aiyad (a five-star hotel) project within half of the allocated timeline with minimum disruption of the hotel’s operations.
Accomplished the finishing works for the 22 floors (380 keys) and furniture, fixtures, and equipment (FF&E) design within seven months for the Makarim Jabal Alka’aba (Five-star hotel).
Developed the scope of work for new projects and reported to the Chairman, CEO, and Projects Director on the projects’ progress. Secured approval for the projects from the municipality of the holy city of Makkah. Coordinated the sourcing functions for construction materials, including supplier management. Contributed to the definition of strategic business and operational guidelines to drive best practice and quality in deliverables.

Evaluated designs through the engineering consultant offices and the soil condition in partnership with a geotechnical consultant while ensuring the cost-effectiveness of the designs and constructions. Monitored projects’ performance and compiled reports for the COO and stakeholders.
Key Achievements:
Instituted processes and procedures for quality inspection within Kinan and improved the construction standard without raising the cost.
Developed a unified scope of works template for sub-contractors and a lesson learnt report format for each project
Estimated and reviewed costs for 43 units in collaboration with the Operations team before commencement and value-engineered 1.5M SAR.
Delivered 4-Plexes for a new residential product valued at 7M SAR, managed the third phase of the project from design to handling over (120M SAR), and the second phase encompassing finishing work for 124 units.
Directed a team of local and international experts responsible for the evaluation of an existing soil situation at a budget of (3M SAR).
PROJECT ENGINEER - JSDP (Sep 2012 to May 2013)
Inspected and monitored the steel, formwork, and concrete finishing for multiple projects. Maintained oversight of project planning during the pre-construction phase of dams and their sub-channels. Defined KPIs and conducted toolbox talks to plan the daily work schedule.
Key Achievements:
Spearheaded the construction of 3.5M diameter pipes in the middle of the city using shoring, requiring an eight-metre excavation within a heavy traffic section with a limited work area, high water table, loose soil, and large utilities.
Contributed in the closeout and handing over of the dam project valued at 400M SAR to the client at the site including a 645m long and 18m high rock-filled main dam, a 645m long concrete cut off the wall, two rock-filled saddle dams, and a 400m long and 100m wide reinforced concrete spillway.
