• Developing and implementing preventive maintenance programs to ensure the efficient operation of building systems and equipment.
• Overseeing the repair and maintenance of HVAC systems, electrical distribution systems, plumbing systems, fire protection systems, elevators, ELV Systems, and other building systems.
• Supervise the timely delivery of MEP Services in line with Contractual Agreements and Obligations and Service Level Agreements (SLA).

• Responding to emergencies and taking necessary steps to ensure the safety of building occupants and to minimize damage to the building.
• Communicating effectively with building managers, Clients, and other stakeholders to gather information, answer questions, and provide updates on ongoing activities.
• Researching and keeping up to date with new technologies, trends, and best practices in MEP building maintenance.
• Assist, Manager Maintenance in every maintenance aspect and refurbishment work of Business premises.
• Report to the Manager on maintenance completed and under progress Status.
• Approve the Material Request form over the approved quotations and coordinate with the Procurement Department.
• Responsible for preparing service quotations.
• AMC/ADHOC works Invoices submission and followups.
• Coordinate and supervise contracts awarded separately for the maintenance of works about the civil nature of work that could not be carried out departmentally.
• Managing building-related projects, including construction, renovation, and maintenance.
• Coordinating with contractors and vendors conducting energy audits and implementing energy-efficient solutions to reduce building operating costs.
• Provide inputs to enable Facilities / MEP Engineers to prepare weekly and monthly reports for the Client to report progress on compliance with SLA.
• Responsible for preparing service quotations.
• Organize and supervise complaints received either from the Maintenance Help Desk or directly from the premises on a priority basis.
• Coordinate with storekeeper for issues for stores required for various sites and or for material sent to stores. Purchasing materials and stock control as necessary.
• Conduct regular inspections of the facilities to identify maintenance needs and make recommendations for improvements.
• Manage the Soft Services setting priorities and monitoring performance.
• Collaborate with other departments to support facility-related activities, such as events and renovation projects.
• Manage budgets and procurement activities for facility maintenance and repairs.
• Manage relationships with vendors and contractors, negotiating contracts and overseeing their work quality.
• Developed and executed a planned preventive maintenance schedule for the following equipment. Like Chiller, Chilled Water Pumps, FAHUs, AHUs, FCUs, Package Units, CCUs, Control Valves, and BTU Meters with billing systems.
• Preventive and Periodic Maintenances of Electrical Systems like LV Panels, SMDBs, DBs, UPS, Batteries Systems, and DG Sets.
• Preventive and Periodic Maintenance of ELV systems like Fire alarm systems, PAVA systems, Intercom Systems, CCTV, BMS systems, Gate Barrier, and Emergency Lighting Systems.
• Preventive and periodically Maintenances of plumbing and FF Systems like FF pumps, Inergen systems, submersible pumps, Centrifugal pumps special purpose dewatering pumps, Foam Suppression Systems, pre-actions stems & Ansul-200 systems, and Water Transfer Pumps.
• Preventive and periodically maintain the maintenance of the Building Maintenance Unit and Aircraft Warning Light, Pool, garbage Chute System, rolling shutters, and sliding doors.
• Approval of Labour time sheets/Overtime.
• Making daily, weekly, and monthly reports and sending them to the corporate manager.
• Preparation of project safety plan and implementation of the same at the project site.
• Flawless operation management to ensure uninterrupted utility services such as power, water, HVAC, and lighting to facilitate production activities.
• Operation, maintenance, and service of MEP equipment.
• Civil minor works activities and coordination.
