• Ensure that the presentation and functional quality of all stores in the Shopping Malls Portfolio is of the highest possible standard and in line with the Company’s directed design criteria and precinct design criteria.
• Ensure business driven retail design solutions, on-site store delivery, and minimization of downtime in the income stream as a result of programmed openings.
• Enhance retail design process and ensure that it is achieved through both customer and the ongoing relationship with retailers, their designers and their contractors, builders and/or shop fitters. And multidiscipline in Retail Design, Retail knowledge and construction management.
• Initiate contact and meet with the Retailer(s) and their design team / Consultant to discuss and clarify design criteria and retail delivery process for new shop openings and existing shop upgrades.
• Share and discuss proposed retail designs with key stakeholders and obtain required approvals for related works.
• Monitor and track on a regular basis design delivery and provide update reports to key stakeholders for their review and information.
• Liaise with leasing department This includes timely coordination with leasing in order seek clarification regarding agreed terms and conditions with merchants and track activities to ensure that tenancy is handed over to lessee by the established and agreed deadline.
• Interact with Mall Managers in order to coordinate works and costs during the store / unit fit-out process and ensure that minimum hindrance is faced during the redevelopment projects.
• Coordinate with the lessee’s designer(s) on the retail design, conditions of premise and logistic package. This includes chasing and guiding retailer’s designer to forward a final retail design and MEP design for approval.
• To ensure fit-out contractor follows the HSE Standards and using the approved materials
• Preparing report on the retail units for maintenance and forecast for renovation in the upcoming years
• Prepare budgets for lease driven and assigned Development projects for property and Accounting purposes.
• Manage anchor and big box projects from budget inception to project closeout
• Handling all the basebuild contractor and Property / Facility Management coordiantion required for Retail Delivery
• Act as project manager for lease driven and assigned Development projects.
• Foster and maintain clear and consistent communication with tenant project teams.
• Enforce Tenant Coordination processes, procedures and standards for management, quality and efficiency in tenants design, construction and life safety.
• Coordinate tenant design, and construction activities which are accompanied by a lease. Includes big box, restaurant or stand alone projects
• Review tenant lease construction exhibits.
• Work with other AVP’s and Sr. Managers in other company departments to accomplish development projects.
• Understand, enforce and update the company technical specifications.
• Establish the conceptual budget for tenants where landlord work is involved.
• Monitor, maintain and enforce approved tenant criteria.
• Collaborate with Risk Management on all issues pertaining to insurance and bonds for all tenant construction projects
• Oversee that the base building has sufficient characteristics and capacities. Coordinate any changes to the base building design with Construction.

• Maintain an ongoing and comprehensive project tenant schedule.
• Manage the consultants for tenant construction projects.
• Direct and manage the tenant plan check and permit process.
• Issue Requests for Proposals to qualified general contractors for each tenant construction project.
• Engage General Contractor and other prime contractors/vendors for tenant construction projects including all contract creation and negotiation.
• Manage all tenant contractors Coordinate all tenant preconstruction meetings & construction meetings.
• Coordinate all tenant completion of construction and close out by coordinating with all team
• Coordinating with Project Development team to have proper handover of all required documentation and

• liaising with leasing department to lease appropriate unit to tenant as per the existing base build condition
• Managing and Budgeting Base build work to meet tenant lease requirements and tenant variation request
• Managing tenant coordination in multiple shopping Malls
• framing the retail project delivery process with all related stakeholders
• Conducting the Briefing with appropriate tenants once the Lease is signed Explaining the Landlord
Requirements in terms of Lease Agreement and design criteria
• preparing the milestone for each tenant as per the allowed / approved time frame from Leasing Department
• Coordinating and to ensure Retail Design team fully understand the Site Condition, Lease Agreement and
Tenant's specific Requirements
• Consulting and arranging meeting with all concerned stakeholders to sort out any issues related to the
Design stage
• Prioritizing the tenant and related action / steps according to time frame available for each Considering the
Authority approvals and procurement lead
• Collecting all the required documents from tenant contractor for starting on site including authority
Approvals, Insurances etc.:
• Instructing site engineer to allot man power according to programme / milestone approved
• Inspecting site fit Out is as per the Drawings approved and in comply with Authorities and to keep update of
Progress and to draft report accordingly
• Arranging Authority approvals and inspection accordingly as per the Progress
• Managing all Documentation and Technical records required for Closing out the Projects
• Good ability to understand and interpret project scope from the design documents
• Working with Estimation department on finalization of the BOQ and Quotation
• Coordinating with Design team on developing detailed and construction drawings
• Submitting the drawings for various approval from Landlord and govt. authorities
• Liaising with site all stakeholders including Tenant, Landlord for Drawing & Sample approvals
• Appointing the subcontractors as per the work scope and approved budget
• Preparing Programme schedule and Procurement schedule for various projects considering Procurement Lead time and other Milestones
• Supervising Construction work to ensure work are carried out as per the approved drawings, programme schedule and to complete the project on the agreed time
• Allocation of labor’s resource as per the site progress and milestone to be achieved
• Preparing Valuation report and assisting with Accounts to Prepare SOA and Releasing Payment to Subcontractors
• Preparing job cost for small Projects
• Managing all documentation and technical records for closing out the projects
