After 3.5 years on secondement contract, Sponsorship was transferred from Dar Al Riyadh Consultant to join Al Diyafa Real Estate Company working as a Project Manager & Team Member on the development and design of a prestigious five plus stars hotel with luxurious office and residential towers and a four stars hotel to be constructed shortly next to Al Diyafa Mall in Makkah.
The works included the following tasks:
• Preparation of projects brief
• Selection of the qualified Architects, Designers & Master-Planner from United Kingdom, Dubai & Saudi Arabia
• Preparation of the draft contracts with the consultants.
• Participate in the contract negotiations.
• Coordination with the Architects/Designers & Engineers. The Architect for the 5 Star Hotel is WS Atkins in UK & for the designer for 4 stars Hotel is LW Design Group based in Dubai.
• Coordination with the international hotel management company (Radisson) all technical details concerning their standard for the 5 & 4 stars hotel projects.
• Manage technical design progress meetings.
• Participate in the evaluation of the scheme designs.
• Participate in material selections.
• Review design drawings, technical report & specification for compliance with the requirements.
• Preparation of technical reports, presentations to the top management & shareholders.
• Follow up with the municipality of Makkah for permit requirements & design approvals.
Lately, worked as a consultant for a OZCO Group; a sister company of Al Diyafa, in charge of the following:
• Supervision of interior fit-outs/civil works & furnishing for the group headquarter building in Jeddah.
• Design review and tender evaluation of Dates Packaging Factory to be constructed in Madinah & currently in Jeddah industrial city.
• Manage the interior design work, review & negotiate tenders for Daikin Air Conditioning offices and showroom in Jeddah (one of Ahmad Zainy & Sons co.)
• Design review & supervise the civil work construction of private residential villa in Jeddah
Currently, in-charge of the supervision of Al Diyafa Mall expansion works and the construction of dates packaging factory.
Assigned (on secondement contract) to work with Al Diyafa Real Estate Co. Ltd. based in Jeddah to work as Projects Manager/Client's Representative for the construction of Al Diyafa Mall in Makkah which is the first project among a major land development for Al Diyafa in Makkah that will include Mall, commercial & residential buildings, mosque and recreation facilities, etc.
My task included the following:
• Management of the tenders evaluation process, review tenders, prepared tenders evaluation reports & assisted the client in the negotiations with Tenderers.
• Preparation of the construction supervision contract & assisted the client in the selection of the qualified Consultant.
• Construction contract administration.
• Review & approve the project schedule and work-plans.
• Coordinate with the designer based in Dubai all activities related to design modifications/clarifications.
• Monitor project cash flow, interim payments review & verification.
• Preparation of progress reports for the top management & shareholders.
• Evaluation of qualified subcontractors.
• Material selections & approval.
• Quality control and follow ups.
• Follow up with the Municipality for all permits requirements, with Saudi Electrical Company for power connections & with water & sewerage authority for utilities hookups.
• Coordination with the signage consultant and contractor.
• Coordinate with the water feature designer and manufacturer in the United States.
• Managed the project handover process.
• Managed the operation & maintenance activities.
Also, performed different other consultancy services such as:
• Coordination with the Master planning consultants for the development of the rest of the site.
• Follow-up land improvement activities such as land subdivisions & streets, & lighting.
• Follow-up with the municipality for the issuance of the site deeds.
• Appraisal studies for different possible developments and projects including cost estimates and feasibility studies.
has worked with Dar Al Riyadh Consultants in a wide range of projects as Training Coordinator, a Design Reviewer, Work Site Manager, Trainer (Quality Control and Inspection), and Project Manager. He also practiced quantity survey, cost estimate, specification writing, design and construction contracts administration, proposals preparations, tender evaluation & negotiation, and professional recruitment.
The following is a more detailed description of work:
1981-1986;
Project name: Architects/Engineers to administer private construction,
Jubail Industrial City for the Royal Commission for Jubail & Yanbu.
The project was to develop a building administration system, establish & implement building code for the private construction in the community area where over 1500 residential villas and apartment buildings. The work included the processing of building permit, design review, construction inspection for code compliance and issuance of occupancy permits.
I was assigned as a Saudi training coordinator, establishing Saudi recruitment & training procedures, Trainer for permit processing, design review and building inspection. Also was assigned as a work site manager for three years then promoted to project manager.
1986-1998;
Moved to the headquarter offices in Riyadh joining the project management and engineering team working in a wide range of multi-disciplinary major projects such as residential, commercial, hospitality, medical facilities, military, educational, industrial, maintenance, airports, highways, roads and other civil infrastructure for different clients such as Ministry of Municipalities & Rural Affairs, Ministry of Defense, National Guard, Saudi Monetary Agency, Ministry of Transport and some private clients.
I also practiced quantity survey, cost estimate, specification writing, design and construction contracts administration, proposals preparations, tender evaluation & negotiation, and professional recruitment.
Assumed various site civil engineer tasks working in the construction of bridges, underpass in olayah road and cooling water tower for King Faisal Specialized Hospital.
Studied master degree program in civil engineerin and worked as Lecturer and Teaching of Sr. civil engineering students such as building & concrete material, structural design & soil mechanics/geotechnical engineering and engineering graphics.
Participate in 5 days session in "Project Management for Construction Projects" and presented a lecture on construction Quality Control.
Attended a five days May 31-June 4) training session "Financial Modelling For Project Manager" held by Project Management Institute and sponsered by Institute of International Research (IRR)
Attended 5 days(June 21-25) working training session on "Effective Construction Management & Quality Control".
Attended the HAWKSMERE event entitled "Effective Use of the FIDIC Contract Conditions". This include a session on Claim resolution between Clients and Construction Contractors.
The major studies were geotechnical & structural Engineering. The Master research & thesis was the utilization of Sulfur in highway pavement design and analysis of road pavement rutting. Also worked as a teaching/research assistant (see first Job above)
very good with honors. The graduation project was Structural design for a multistory residential building both as a conventional reinforce concrete structure and precast concrete system.
