1- Projects request for proposal (RFP), site inspection and review service required with clients representative, technical and financial report to operation director for submission biddings, following up with contract department to comply with required documents and submission.
2- Manage the new projects mobilization to comply the contracts terms and KPI's, the new projects mobilization included but not limited: resources, maintenance tools and equipment, accommodations, transportation, budgets, maintenance snags reports, 3rd party required contracts, assets registration and barcode labeling, recommend spare parts and consumable materials, stores, maintenance forms ( checklist, preventive maintenance procedures, work requests for all systems like HVAC, mechanical equipment, electrical equipment, civil / architectural as per manufacturer recommendation and international standard, maintenance materials procurements and suppliers contracts).
3- Key performance indicators (KPI’s) reports monitoring for all operation and maintenance works as per projects contracts and standard for evaluation and required improvement, included but not limited: daily monitoring the service level agreements (SLA) on attendance and resolution timing for all maintenance requests to avoid any penalty and customer satisfaction, manpower evaluation, stores, required spare parts and consumable, power and water conservation with saving plan, number of corrective maintenance requests and planning to reduce, preventive maintenance plan with enhancement, equipment history and lifespan evaluation for replacement plan and saving maintenance over cost, safety evaluation, risk assessment, manpower training.
4- conduct site visits for services inspection with actual evaluation to provide needed improvement.
5- Conduct scheduled meetings with projects clients representative to discuss the services level and action required.
6- Weekly and monthly maintenance projects report evaluation to analysis the weaknesses with solution required and work improvement.
7- Manage the third-party contracts like elevators, generators, BMS, fire alarm/fighting system, chillers, UPS, or any as per projects contracts terms.
8- Review and Evaluate maintenance expenses with saving plan.
9- Review and evaluate the QC/QA reports with follow up rectification snags and provide required solution.
10- Coordinate and cooperate with all departments (admin, IT, procurement accounting/finance, training, technical support, QA/QC, etc.).
11- Review all sites invoices and confirmed releasing sites budget requests.
12- Review all maintenance materials requests and suppliers quotations, review company PO's, prepare BOQ for required additional work, and review all 3rd party invoices and suppliers for approval.
13- Procurement works, purchasing all maintenance materials.
14- Monthly report related manpower, tools, 3rd party contracts, payments, invoices, maintenance.
Facility management in STC head quarter buildings
1- Planning and schedule to install all mechanical systems like HVAC, firefighting, and plumbing systems as per project specifications and approved shop drawing.
2- Supervise the installation of all mechanical systems as per project specification, materials approved submittals, and international standard.
3- Coordinate with other disciplines (civil, electrical, architectural, etc. engineers).
4- Submit material & tools requests to main stores, and manage buildings materials stores.
5- Subcontractors contracts and work flow with work confirmation reports.
6- Works handing over to consultant by inspection requests.
7- Weekly meeting with project manager to evaluate the work achievement compare project plan and solution required for pending works
8- Testing and commissioning all systems with approved certificates.
9- Drawings update (as built drawings).
10- Work handing over to client representative.
11- Maintenance plan and procedure with recommended spare parts.
