•Ensure that Buildings and Property are compliant to statutory legal requirements, rules and regulations, Policies and SOPs are adhered to.

•Establishing process flow & SOP enforcement in accordance to company policies & vision incompliance to internal audit.
•Management of facility operations, energy consumption, and maintenance of the facilities infrastructure, buildings & all FM service contracts and vendor management. Ensuring compliance and cost control. Maintain partnering relationship with vendors, suppliers, and contractors while ensuring they deliver best products and services at minimum expenses.
•Implement a strong monitoring regime of condition based & preventive maintenance and repair schedules for MEPs. Support fit outs and refurbishments to ensure smooth running of the operations.
•Manage the functions business plan, keeping it updated and ensuring that all approved plans are executed in an efficiently and timely method. Lead the costing, project management and implementation of any base building work changes.
•Work with the Service Office in Regional Initiatives and Assignments on Regional Initiatives and the provision of KPI’s for Analysis and Updates. Actively engage with stakeholders in fire prevention, safety and security. Take the lead in the Sec Check /Safety & Security Manual in compliance to guideline
•Ensure that Buildings and Property are compliant to statutory legal requirements, IKEAs’ rules and regulations, Policies and SOPs are adhered to. Perform periodical quality control inspections to ensure adherence to company specifications and standards.
•Shared responsibility for business results, goals, defining and applying life cycle within all functional work processes in ensuring the reliability and cost effective operations of various facilities whilst controlling the build-up of the maintenance cost.
•Provide annual Condition Assessments, Improvement Projects, and Refurbishments, expansion/investment projects with the analysis of market demands, business enhancement potentials. Plan and Establish an Inspection Regime and a Planned Preventative Maintenance Program as per ITMO and Manufacturers Recommendations.
•Building Management in term of maintenance services, maintained the value of the building and it well-being.
•Implementing instructions as directed by the Building Manager
•Reporting to the Building Manager regarding implementation results and feedback.
•Conduct pre-delivery inspection and hand-over inspection to property units, and follow up on rectification works of complaint unit
•General administration and operations which include ensuring all complaints (oral or written)by non-resident owners and residents are attended to and resolved expeditiously; implementing decisions made by JMC/Management Council.
•Filing of documents and records, monitoring and administering the assets and their usage and other duties necessary for efficient management and operations.
•Maintaining of up-to-date accounts and management of collections inclusive of issuance of billings and statement of accounts as per frequency set, collecting and administrating all monies due for payment to Developer/JMB from individual owners/tenants/defaulter(s).
•Proper handling and safe keeping of daily collection and petty cash float with integrity
•Preparing and submitting month-end accounts and QMS report.

•Prepare daily, weekly and monthly reports job completion.
•Prepare PO, BQ and Work Order for contractor and outsourcing.
•Perform tasks and project in improving production efficiency and evaluation units.
•Troubleshooting failure devices and assist customer in term of program modification.•Lead engineering team to ensure the acceptance yield of production.
•Provide schematic assist in improving device yield and process control of the production.•Comply with company policy such as ISO9001, TS16949 and exposed to Lean 6 Sigma
•Handle machine stability on ASL(1K), A575, LTX and FLEX Teradyne in making sure mass volume of production.
•Provide process mapping for effected/ low yield lots and provide containment action
•Perform tasks and project in improving production efficiency and evaluation units.
•Troubleshooting failure devices and assist customer in term of program modifications.

•Provide advice to team in term of daily engineering activity and disposition of on-going projects.

•Power sensor evaluation units testing and justification; one of Thermistor model evaluation is using new lot of thermistors assign by engineer and update the status.

•Polytron tuning for min-CF and return loss failures at power sensor 8487D model bulkheads.
•Flatten gold ribbon at thin film for Power sensor 8487A model ripple failure.
5.Maintaining equipment and standard units’ availability due to functioning wise and calibration due.
6.By request and approval, built and set up new test stations for NPI (new product introduction) and R&D department.
