Responsible for Terminals operations and maintenance in addition to utilities and HVAC system in king khalid airport
• Organize and direct the proper preventive and corrective maintenance of all building structures, electrical, mechanical, architectural, and emergency systems in university, clinical, academic, administrative and auxiliary facilities through the effective and efficient use of labor and materials.
• Ensure that every day activities run smoothly. Make day-to-day operational decisions of the division, assist subordinates as required with advice and expertise.
• Develop and directs programs to operate and maintain the facilities and systems in safe and efficient manner and to provide a safe, clean environment for all students, staff and employees in accordance with standards and regulations in a timely manner.
• Provide goals and directions to the staff to develop clear logical operational and maintenance procedures and schedules.
• Manage and track the cost of campus utilities and insure ongoing energy savings projects.
• Maintain control on financial performance and overall cost control.
• Build solid and collaborative relationships with team members of 15 including Engineers and administrative, foster a productive teamwork environment, lead teams to generate a vision and help develop and grow team members throughout the course of every engagement
• Designing operation and maintenance scope of work according to the organization needs and in compliance with international standards.
• Working with the concerned department to complete the tender process and make the technical and financial evaluation for bid packages according to the source selection criteria.
• Design Key Performance Indicators to manage contractors and evaluate performance.
• Monitors and tracks the Key Performance Indicators (KPI) of all contractors through the enterprise asset management system (MAXIMO) and generates an Executive Report to reflect the overall performance of each contractor
• Manage the operation and maintenance of 10 buildings including supervising more than 100 labors in all trades (mechanical, electrical and civil).
• Responsible for reviewing contractor monthly performance, contract implementation and invoices issuing.
• Monitor and review maintenance reports and provide recommendations for improvements.
• Coordinate maintenance activity with external contractors, technicians and inspectors through monitoring and supervising third party staff including external vendors.
• Insure all health and safety requirements are satisfied in accordance to international standards and organization policies and procedures
• Track work requests and monitor/control facility operating costs and contract expenditures.
• Apply and enhance enterprise asset management system (MAXIMO) including assets register, maintenance planning and inventory management.
• Team leader for all HVAC system in the campus.
• Team leader for all LPG system in the campus.
• Authorize person for all Medical gas system in the campus.
• Provide technical support for conventions within the campus.
• Perform the testing & commissioning for new buildings and handover procedure from the construction companies.
• Oversee all aspects of equipment installation, maintenance, and repair for both internal and external services.
• Control maintenance tools, spare parts and equipment.
• Perform interviews for all contractors’ staff according to the required positions.
• Member in - Engineering - Utility & Maintenance Committee for Testing & Operational Commissioning for KSAU-HS.
• Member in - O& M contract developing Committee for KSAU-HS.
• Member in - Reviewing and Approving Committee for Operation & Maintenance contract for KSAU-HS and KAIMRC.
• Monitored all purchase requisitions and handled adjustments with vendors.
• Established and managed supplier and vendor relationships.
• Ensured compliance with company procedures and contract requirements.
• Performed negotiations for contract terms and conditions.
