• Manage the day-to-day relationship with more than 400 Tenants.
• Coordinate and obtain final lease plan to provide to the tenant.
• Review lease terms and conditions and prepare a summary sheet.
• Initiate and participate the initial retail briefing meeting between landlord and tenant.
• Track activities to ensure tenancy is handed over to lessee by the required deadline.
• Report status in retail design and delivery meeting on each unit.
• Handover tenancy to the tenants authorized representative.
• Implement and track any tenant variation request.
• Be the link between the tenants and all department.
• Following up with other departments for any issue related to the tenants.
• liaise with the tenant and the local municipality to seek permits and approval for works within associated with tenancy.
• Resolve issues impacting with the mall.
• Manage project works with contractors for tenancies.
• Collect Trading license of all shops.
• Manage the day-to-day relationship with more than 150 Tenants.
• Manage the day-to-day relationship with the retail tenants, initiating management reports related to the area of responsibility.
• Securing the property by conducting a site inspection, taking pictures, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
• Enforcing occupancy policies and procedures by confronting violators.
• Preparing reports for all operation relevant works such as damages, maintenance works, and repairing works by collecting, analyzing, and summarizing data and trends.
• Act as an intermediary with the customers’ provider a high level of customer service and satisfaction.
• Accomplishing financial objectives by collecting rents, paying bills, forecasting requirements, scheduling expenditures, and initiating corrective action.
• Review/audit property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures; approve all exceptions of same and oversee the resolution of tenant relation issues.
• Monitor Customer services and satisfaction within the Property.
• Inspect the property a minimum of twice a day to ensure the highest standards are maintained; evaluate effectiveness and efficiency of maintenance, grounds, and housekeeping operations. Conducts periodic inspection of vacant units for market-ready condition
• Provide support to the retail tenants, initiating meetings and identifying issues that could impact on the operation of the Property.
• Liaise with the tenants and ensure that the Tenants Operational Manual is followed.
• Ensuring, as far as possible, that tenants’ complaints and concerns are attended to speedily and satisfactorily.
• Provide operational reports related to Tenant Relations and Marketing within the Property.
• Providing coverage in times of Managers absence.
• Additional duties could be assigned by management.
• Increase the PI Rent for the units after 5 Years as per law by 20% for each unit.
• Monitor, assist, and make recommendations to improve property operations; review occupancy status; recommend rent schedules and prepares rent increase letters to the tenants.
