EY PROJECT (Residential / Commercial + Retail)
• Strategically advising clients on new developments and market penetration, through array of consultancy.
• Overseeing and executing the entire corporate strategy and vision of several mixed-use developments under a multi-Bn portfolio ranging
from retail Lifestyle destinations, Malls to residential and commercial components.
• Directing all services, Full DM scope encompassing PM/FM and International Brokerage covering North America, GCC and Mena Region..
• Chairing several investment boards by grouping several HNWIs with Land banks for potential co-development projects under Multi-structures.
• Franchising and Anchoring Brands part of tenant retail mix for Anchors and In-Line Tenants and rollout across several geographical locations.
• Directing the preparation of a variety of studies and reports relating to current and long-range real estate asset management and
commercial strategies for Multi developments portfolios.
• Evaluating and restructured the highest and best use of all developments, and recommending courses of action, including lease, sale,
acquisition, repossession, and re-development.
• Direct the preparation of Requests for Proposals for development sites, conduct selection processes, negotiate leases and disposition and
development agreements, manage development, and monitor ongoing operations.
• Direct the preparation and administration of budgets for all corporate and review all projectized budgets.
• Site Acquisition and project Management PRE to POST development, overseeing external & in-house resources for timely project execution.
• Maximizing Revenue sources and enhancing the performance of any asset class through efficient reduction of costs and expenses.
KEY PROJECT (The Boulevard Mall and Park)
• Full responsibility of SPV allotted a BOT tender.
• Setting up all Mall Management processes and teams delivering a distressed asset from Zero to 50Mil USD activated revenue
• Strategic Planning and Positioning for new assets including retail and merchandize mix, space planning and design review
• Commercialization and monetization for all commercial GLA,
• Strategic retention strategy for new franchise development / sourcing
• Brands and Retailers profiling and depth charts development and lease conversions
• Marketing, events, media strategies and action plans
• Specialty Leasing (Retail + Non Retail MPM)
• Operations Plans, Fit-out Plans and Manuals, Processes and tenancy guidelines
• Pre to Post opening (Official Ribbon Cutting all the way to Opening Events)
• Special Concepts to compliment the use such as (FEC/EDUTAINMENT - Other Uses if any)
• FM Management of Soft and Hard services including DLP / PDLP stages
• Tenant Relations (TOR) and Customer Service strategies and Ensuring full memorable customer journey.
• All Retail Assessment formulas and Contract drafting including legal review and management of exceptions to determine
performance and exit strategies.
• Retrofitting plans and full Capital Improvement Programs recommendation and execution supervision
• CRM systems Yardi Certified / Fintech Solutions / Complimentary services
• Management and Staff Reporting and KPI definitions / resources allocation
• Full budget preparations and PnL Ownership
• Corporate Reporting and working with all departments smoothly and efficiently.
• Coordinating with local authorities on all necessary formalities ranging from (Licenses / Health and Safety / Civil Defense, etc..)
