Controlling and coordinating all the Hard and Soft services in the project.
•Coordinating with maintenance sub-contractors to schedule and fix the troubles in respective equipment’s.
•Always ensuring the health and safety standards in the work location.
•Manage and coordinate in the maintenance and trouble shooting of BMS SYSTEM (Honeywell EBI R410.2), DDC Panels and field devices like Sensors, Actuators, Damper motors, Flow switches, BTU and power meters etc. Checking the BACnet network in case of communication failures.
•Manage and coordinate works of HVAC department like troubles in Chillers, Air Handling Units, Chilled Water Pump, FCU & Exhaust Fans.
•Managing all the works related to PLUMBING & PUMPSETS like troubles in pumps, Reverse Osmosis Plant, Water systems (domestic, flush, drainage, sewage & irrigation) and the water distribution networks.
•Maintenance and troubleshooting of FIRE FIGHTING SYSTEM like maintaining Jockey pump, Electric Fire Pump, Diesel fire pumps & their controllers. Checking the fire network for any leakage. Maintaining the firefighting network includes Fire hydrants, sprinklers and fire hose cabinets.
•Configuring & troubleshooting of IPCCTV cameras and their NVRs (American Dynamics NVR and Synology NVR) Configuring Victor Video edge software integration for the visualization.
•Managing and trouble shooting of FIRE SUPPRESSION (CO2 & FM200) SYSTEMS like Control Panel (Zeta & Honeywell Notifier RP 2002) & components connected to that panel (Detectors, abort switch, Solenoid valves and Manual release pull station).
•Manage and trouble shooting of FIRE ALARM SYSTEM like troubles in detectors, panels, loops & tamper switches. Experience in working with SIMPLEX 4100U model fire alarm and Gent (Honeywell).
•Coordinating the preventive and corrective works of MITSUBISHI ELEVATOR MAINTENANCE TEAM and regular inspection of elevators for proper operation.
•Managing the works related to Civil and Carpentry Maintenance works in the whole project.
•Manage the works related to AUTOMATIC IRRIGATION TIMER SYSTEM using the software IMMS (Irrigation Management and Monitoring System) by HUNTER. Programming of decoders, creating decoder groups for each cycle & assigning timing for each cycle for the effective water distribution for the garden.
•Managing all the CIVIL related works and execute them in a professional way to avoid any safety violation of the building.
•Responsible for all the Housekeeping & Glass cleaning works.
•Managing all Carpentry & Painting works.
•Preparing the Work Schedule, Employees documents, Vacation schedule and handling the requests with Head office.
•Responsible for Asset Management & Tracking.
•Preparing the detailed report of the preventive and corrective works done monthly and submit to the client for their approval.
•Preparing the monthly, quarterly, semiannual and annual preventive maintenance for all the mechanical & communication equipment’s in the project.
•Coordinate with supervisors to complete the above preventive maintenance and verify the status of completion.
•Satisfy the clients by providing technical support to solve any equipment troubles.
Supervising all the hard and soft services and report to facilities engineer.
•Supervising the Operation of Reverse Osmosis plant and Sewage Treatment Plant.
•Supervising the works related to networking and CCTV.
•Supervising the preparation of all building areas/Activities (Restaurant, VIP, Auditorium, lecture meeting halls, Exhibition halls and business media center) during international exhibitions.
•Trouble shooting & conducting PPM for HVAC equipment’s as required.
•Coordinating with maintenance sub-contractors to schedule and fix the troubles in Chillers.
•Operating & controlling all HVAC units using Honeywell Building Management System (BMS).
•Operating the lighting control system through BMS
•Maintenance & trouble shooting of DDC Panels.
•Maintenance & Repairing of Field devices like Sensors, Actuators, Damper motors, Flow switches etc.
•Rectifying the communication failure issues by troubleshooting the LIP Router and Lon networks.
•Troubleshooting of Excel 500 & Excel 800 I/O modules in case of any failures.
•Checking the sequence of operation of Air Handling unit, Heat recovery unit, Chillers, Pumps, Exhaust fan, lighting system and Skylight systems.
•Preparing the detailed monthly BMS report regarding all the preventive and corrective works completed and submitting to the clients for evaluation.
•Maintaining the temperature and lighting of the whole building as required by the client.
Managing the whole site according to the satisfaction of the client.
•Monitoring & maintaining the requirements of the clients like cleaning, electricity, water and air condition all the time
•Effectively utilize the working fund to run the site without any interruption in services provided to the client.
•Managing employees for covering all the preventive and corrective maintenance works assigned.
•Daily inspection and monitoring of critical systems like diesel generators and STP.
•Preparing and submitting the detailed monthly report of preventive and corrective maintenance to the EHD department of Saudi ministry for evaluation.
Maintaining the overall infrastructure of the company.
•Solving all the issues related to Desktop and technical issues.
•Resolving problems and maintenance of EPABX, Printer and Fax etc.
•Monitoring of CCTV and keep the backup.
•Maintaining of Biometric devices and generates reports weekly.
•Installation and configuration of Desktop and Laptops.
•Coordinating with vendors for resolving major issues.
•Control and coordinate the team.
•Tracking of website utilization using Cyberoam console.
•Maintenance and monitoring of websites using Antivirus (Quick Heal End Point Security)
Coordinating the team to finish the works with in the time frame.
•Installation of EPABX systems of Panasonic, Syntel NEOS, Syntel NEC TOPAZ, SL1000 and S V 8100.
•Programming of the above mentioned EPABX systems.
•Installation of biometric systems and its software configurations.
•Configuration of VOIP connections between NEC EPABX.
•Analyze and provide the suitable solutions to resolve the problems of the client.
•Configure the systems according to the needs of the client.
