Responsible for developing policies and procedures for promoting high quality products as well as structuring business and benefits
through value-chain adjacencies to minimize operational risks in business mode for entire operations. Establish effectual operational
bases which focus on productivity and operational excellence for a high customer retention ratio. Drive material selection for fit-outs
for commercial, residential & industrial use ensuring right quality, price and delivery. Involve in promotion of effective relationships
with complete bottom-line profit and loss responsibility for the Real Estate Development Services department.
Property Management | Marketing & Business Growth
- Oversee the portfolio of properties safeguarding efficient asset management, property maintenance and up to date status of
property lease contracts.
- Supervise property investment studies, property evaluations and process of buying and selling properties and property
consultancy to clients.
- Develop various business verticals/channels leading to stronger market share and construct sustainable business model as well
as monitor and evaluate price trends in the market.
- Manage all real estate processes which include conduction of market trend research, analysis & evaluation; economic analysis
and competitive landscape analysis.
Project Management
- Execute new projects, attend meetings with consultants & contractors; provide required decisions & approvals; work with
project in-charges, consultants & contractors in planning resource requirements, planning & execution of works at site.
- Mentor progress of on-going projects across construction phase enabling resolution of challenges & issues to deliver all
milestones; oversee project completion phase and ensure proper handover of units to owners and successful project closeout.
- Design strategic plans for new projects, deliver continuous operational improvements and demonstrating value of the business.
- Supervise development, construction and lease-up processes; lead the planning and due diligence process for real estate
endeavors; address both short and long term real estate projects and manage broader organizational strategic needs.
Planning & Execution | Liaison & Communication
- Maintain service providers in planning & executing preventive corrective maintenance plans for the properties and ensure on
time resolution of tenant complaints; coordinate development & implementation of marketing plans for the projects.
- Perform liaison & communication with public authorities and government agencies ensuring on time renewal of all statutory
permits and licenses as well as regulatory compliance.
Team Management
- Direct the leasing team for formulating and executing plans to maintain optimum occupancy levels of the property portfolio
and retention of existing tenants.
- Monitor the services team ensuring high standards of service delivery, adherence to HSE rules and regulations, security of
workplace & assets, budget administration & cost control, continual improvements and customer satisfaction.
- Engage in strategy development, financial packaging, securing acquisition, predevelopment, construction, managing architects,
consultants, property managers, contractors and other development team members.
Responsible for structuring of annual market plans, overseeing of execution, and evaluation of achievement concerning
marketing objectives and production of reports for stakeholders.
- Managed all lease contracts for properties monitoring status and ensuring on time renewals as per contractual terms; designed
annual financial reports of the properties department.
- Executed retail standards of the organization by fulfilling the contractual obligations of tenants; collaborated with several
government departments & agencies to obtain required licenses and approvals related to the properties.
- Superintended delivery of services by evaluating performance using insightful analysis & metrics; oversaw status of company
projects & provided reports to the management for review in regular project status meetings.
- Performed analysis of business requirements and implemented plans to manage delivery of services and team performance
ensuring high levels of productivity, quality & efficiency.
