A dedicated and resourceful Facilities and Operation Manager with over 14 years of experience in facilities & Operations Management, Managing total facilities management (hard and soft service) MEP, security, Cleaning & housekeeping, landscaping, pest control, health and safety, procurement, contract management, business development and proposals.
• Develop and execute strategic plans for facility management, operations, and maintenance, to ensure optimum performance of reducing operational costs, and maximizing return on investment.
• Monitor and control budgets to ensure efficient utilization of resources and optimize cost-effectiveness.
• Supervise a team of employees, contractors, and vendors in ensuring the maintenance, repair, and cleanliness of the facility and equipment.
• Collaborated with the HR department to ensure compliance with all relevant health and safety regulations, resulting in zero compliance violations.
• Assess operations’ performance against contract compliance, meeting direct and indirect costs objectives, effective resource utilization, and attainment of client and company performance goals.
• Ensures the Maintenance, Security, Housekeeping, and landscaping strategy, principles, practices, and preventive programs are established, implemented, and managed to ensure sites perform all related work, ensuring the smooth running of day-to-day activities and resolution of issues quickly and effectively.
• Manage the department’s financials including a budget, manpower, the capital plan and all works associated or relative to these budgets, Plans and schedules facility modifications, including cost estimates.
• use performance management techniques to monitor and demonstrate achievement of agreed service levels and to lead on improvement.
• Provide overall physical security support and direction to multiple business locations. Maintain a site-by-site overview of budgeting/spending, existing conditions, contact data, and location-specific information.
• Issue divisional guidance and oversee aspects involving: mechanical, electrical & civil engineering; logistics, security; custodial, pools project controls and business development, proposals and contracts.
• Plan for future development in line with strategic business objectives.
• Determine the financial resources required to implement the facility management plan, including capital expenditures, operating costs, and revenue streams.
• Ensuring the smooth running of day-to-day activities and resolution of issues quickly and effectively.
• Creates and maintains a prober handover cycle, working closely with clients to ensure proper hand over the systems, documents, as built drawing, manuals, warranties and certificates.
• Ensures the Maintenance strategy, principles, practices and preventive maintenance programs are established, implemented and managed to ensure site performs all related work to the maintenance including but not limit to the following systems:
Mechanical and HVAC system:
chilled water system, boiler, AHU, FCU, elevators, plumping, water supply system, water softener & treatment, domestic & submersible pump, motorize roof skylight, firefighting, fire alarm system, fire suppression system FM200 & CO2, pullers & blockers, irrigation system,
Electrical system:
Electrical system maintenance, power factor panel, main & sub main panel, automatic transfer switch, grounding system, standby generator, UPS,
Smart and security system:
X-RAY, CCTV, public addressing system, Audio/visual system, Queuing system, facility management system (FMS), building management system (BMS), smart Knix system ( access door system & lighting system ), RFID.
• Plans budgets and schedules facility modifications, including cost estimates.
• Oversees the cleaning and housekeeping and advice the development strategy.
• Managing the upkeep of equipment and supplies to meet health and safety standards
• Inspecting buildings’ structures to determine the need for repairs or renovations.
• Plan for future development in line with strategic business objectives.

• Monitors system effectiveness and recommends changes to achieve maximum efficiency.
• Ensures that records are retained on all major systems and buildings including manuals, manufactures cut sheets, physical samples, equipment specifications, diagrams, and blueprints.
• Performs skilled labor as necessary for the maintenance, repair, renewal, upgrade, rehabilitation and installation of mechanical or electrical components.
• Develop and implement a facility management program including preventative maintenance and life-cycle requirements
• Develop, implement and review risk management and disaster recovery policies and procedures to ensure the continuing safety and protection.
Departments under responsibility :
Responsible for the operations activities in company as the following factories managing:
2 sold precast factories, 1 hollow core slab factory, 1 steel factory, mechanical work shop and all the sites works.
• Analyze data to produce key performance indicators (KPIs) of department, and Training the Departments in the use of continuous improvement tools and techniques such as Lean, 6 Sigma, Total Quality management, statistical analysis and other continuous improvement principles, processes, tools, and methodologies.
• Direct and coordinate activities of businesses or departments concerned with the production, pricing, sales, and/or distribution of products.
• Manage staff, preparing work schedules and assigning specific duties.
• Review financial statements, sales and activity reports, and other performance data to measure productivity and goal achievement and to determine areas needing cost reduction and program improvement.
• Determine staffing requirements, and interview, hire and train new employees, or oversee those personnel processes.
• Work closely with department staff, and other stakeholders, to assess current processes, identify process improvement opportunities, and assist with the change management process.
• Providing leadership of logistics, materials, supply chain, planning, project management and manufacturing functions
• Planning, directing, and coordinating the manufacturing precast elements in compliance with company goals and objectives
• Ensuring jobs are manufactured correctly, cost effectively and delivered on time and in accordance to customer build specification and quality requirements
• Communicating with all relevant divisions and co-ordinating all relevant inputs (people, plant and processes) to ensure production output and on time delivery targets are achieved
• Leading performance improvement efforts to continuously control costs, improve efficiency and increase productivity
• Directing Division Managers in the provision and execution of operating strategies and plans
Departments under responsibility: R&D Engineers, Maintenance and technical engineers, Project engineers, 5 S and 6 Sigma engineers, Inventory and spare parts department.
Duties and responsibility as engineering manager (Head of Engineering):
- Apply statistical methods and perform mathematical calculations to determine manufacturing processes, staff requirements, and production standards.
- Coordinate quality control objectives and activities to resolve production problems, maximize product reliability, and minimize cost.
- Confer with vendors, staff, and management personnel regarding purchases, procedures, product specifications, manufacturing capabilities, and project status.
- Draft and design layout of equipment, materials, and workspace to illustrate maximum efficiency, using drafting tools and computer.
- Review production schedules, engineering specifications, orders, and related information to obtain knowledge of manufacturing methods, procedures, and activities.
- Communicate with management and user personnel to develop production and design standards
- Estimate production cost and effect of product design changes for management review, action, and control.
- Formulate sampling procedures and designs and develop forms and instructions for recording, evaluating, and reporting quality and reliability data. - Record or oversee recording of information to ensure currency of engineering drawings and documentation of production problems
- Study operations sequence, material flow, functional statements, organization charts, and project information to determine worker functions and responsibilities.
- Direct workers engaged in product measurement, inspection, and testing activities to ensure quality control and reliability.
- Implement methods and procedures for disposition of discrepant material and defective or damaged parts, and assess cost and responsibility. -
- Evaluate precision and accuracy of production and testing equipment and engineering drawings to formulate corrective action plan.
- Analyze statistical data and product specifications to determine standards and establish quality and reliability objectives of finished product.
- Develop manufacturing methods, labor utilization standards, and cost analysis systems to promote efficient staff and facility utilization.
- Recommend methods for improving utilization of personnel, material, and utilities.
- Plan and establish sequence of operations to fabricate and assemble parts or products and to promote efficient utilization.
- Complete production reports, purchase orders, and material, tool, and equipment lists.
- Schedule deliveries based on production forecasts, material substitutions, storage and handling facilities, and maintenance requirements.
- Regulate and alter workflow schedules according to established manufacturing sequences and lead times to expedite production operations.
- Creating project plans that will help the organization meet the goals required for new products or designs.

Duties and Responsibilities as maintenance manager:
1. Prepare and maintain machine list addressed all equipment and machine and their relevant information.
2. Prepare the comprehensive and log book to determine the machine maintenance cost per year. 3. Determining necessary preventive maintenance for equipment.
4. Follow up on failure and breakdown of equipment (corrective action).
5. Carry out all preventive maintenance daily, weekly, 2 weekly, and monthly based on preventive maintenance plan.
6. Managing Spare Parts in all departments: Requirements, purchasing, receiving, storing, Storage, monitoring and issuing.
7. Establishes preventive and corrective maintenance and service programs, procedures, Schedule and record systems in order to audit the performance of services and monitor Key Performance.
8. Machines and utilities modifications, developments, overhauling / refurbishing for efficient trouble free running, high efficiency with low losses or waste at optimum productivity and cost Level.
9. Managing and supervision sub-contractor.
10. Installation production lines machines and other related equipment’s, tools, utilities, and quality testing instruments.
11. Problem solving, trouble shooting and direct in repairing, servicing and maintain all mechanical, electrical and electronically problems for machines, equipment’s, utilities and building.
12. Modifications, developments, overhauling and refurbishing machines & related utilities.
13. Hose reel system (Pipe Lines, Water tanks, Electrical Pumps). Fire Extinguishers, Fire Hydrant Network, Alarm System. Smoke, Heat and beam Detectors System.
# Machine under responsibility:
A. Steam boilers 20 Ton/hour (3 boilers) running with light and heavy fuel.
B. Air compressors 200 cubic meter per minutes, 7 air compressors with electrical capacity 4 compressors 200 kw/ hours and 3 compressors 110 Kw/hours
C. Air dryers, with the capacity of 300 cubic meters per minutes.
D. Softener and RO system capacity of 1200 cubic meter of water per 24 hours.
E. Auto cut and sew machine, three machine with the capacity 30 ton
F. Bleaching machine, 5 washing machine (MCS), 3 squeezing machine, and 3 dryer’s machine. G. Sizing department, 3 sizing machines, and 2 warping machines.
H. Air Conditioning Systems (Ducts, Split Units, desert coolers, Mazzini), , Filtration's, Fans, Cooling, Ventilation, Heating Systems I. Rewinding machines, 2 machines with 16 heads. J. 100 sewing machines
Duties and responsibility as production manager:
1. Lead the team to Increase productivity in all over the factory.
2. Resolve production problems.
3. Minimize the unit cost and find new way of working process
4. Perform mathematical calculations to determine efficiency, production, manufacturing processes.
5. Order change for product specifications on the production lines.
6. Study product requirements and design work place requirements
7. Estimate production cost and Assist in financial planning and cost analysis.
8. Plans, develops and implements new methods and procedures designed to improve Operations, minimize operating costs and effect greater utilization of labor and material Develop most efficient ways to use people, machines, materials, information, and energy to make a product or service.

Duties and Responsibilities as production engineer:
• Communicate and explain the production schedule to Lines Operators and workers regarding their tasks, ensuring full understanding and adherence to such.
• Coordinate with the Raw Material Warehouse to request needed materials as per the production schedule.
• Lead the process of setting-up, start-up and switching runs of the production lines through proper coordination with Lines Operators.
• Ensure the team adherence to the Quality, Safety, and Food Safety policies, procedures and instructions.
• Ensure smooth raw materials and in-process products flow between the warehouse and the production lines, to ensure a high level of efficiency, effectiveness and production capacity.
• Cooperate with the Production Supervisor to prepare daily production reports, that covers produced SKUs & Quantities and any other related information.
• Continuously seek opportunities for improvement and development for the production lines and machines, and communicate such to direct supervisor for study and future implementation where possible.
