• Manage, Lead and Supervise all sub-contractors working for Mechanical, electrical, Plumbing & LTE assets as part of a Service Level Agreement (SLA)
• Monitor the Monthly KPI targets of the SLA contractor, coordinate with the contractor for day-to-day preventive and corrective maintenance to meet the KPI, asset availability and service level expectations of the Client,
• Assist the M&E Contract Manager & M&E Engineering Manager in the planning, budgeting, Contact management aspects of maintenance activities under the MEP subsystem
• In collaboration with MEP Technical Auditor, developing an inspection plan to monitor the maintenance activities carried out by SLA Contractors / 3rd parties / sub-contractors as applicable, ensuring that all procedures are followed and assets are maintained as per standards.
• Lead the MEP asset management processes, plan and perform the asset condition inspections with MEP auditors paying special attention to critical areas of the railway, preparing technical reports and proposing asset condition improvement plans
• As a technical expert, provide suggestions and technical guidance to the MEP contract team and the wider business to improve the asset performance, and provide proposals for design modifications, system enhancements and system assurance.
• Reviewing policies, processes, work instructions and procedures of SLA /3rd party contractors and making necessary recommendations to match the business-standard and QHSE requirements
• Lead and carry out technical investigations for all safety and/or critical system failures. Based on the inspections/ investigation findings, conduct a technical review and investigation of any non-conformances
• Ensure SLA providers maintain accurate maintenance records for assets, perform technical and compliance audits,
• Assist the Mechanical and Electrical engineering Manager and other technical support staff with the implementation of complex systems and new projects related to Engineering & Maintenance facilities
• Develop, manage, monitor, action and publish the preventative maintenance program and schedule all HVAC and TVS PM tasks.
• Lead, coach, and manage HVAC, TVS, ECS, LV, FPS and Plumbing CM team, ensuring that tasks are planned and executed within the KPI limit without compromising on safety and sustainability.
• While Identifying the root cause, analyze the fault trend, implement the remedial action and develop a maintenance methodology to resolve the faults permanently.
• Plan and Manage level 3-5 maintenance (Major repair) tasks, implement a resource-based plan, coordinate the work with SLA or contractors, provide necessary technical support, and monitor their performance
• Identify opportunities to improve performance machinery develop short- and long-term maintenance strategies to stabilize the reliability of machines/equipment
• Prepare Annual asset condition survey, analyze cost center variants, investigate and propose a way to improve the asset condition/asset performance, Support seniors in the annual engineering budget
• Organize classroom / onsite training to improve the performance of the staff and personal development, undertaking team meetings and workshops to maintain the competency level of the staff.
• Lead the installation and commissioning of MEP services HVAC, Plumbing, TVS and ECS system in Dubai Metro Stations
• Review project material submittals, design drawing, method statements and contracts agreements
• Material Quantity Takeoff, Ordering the materials and follow up the schedule with procurement
• Site Co-ordination between Mechanical Services with Arrangement, Civil & Electrical works.
• Closely monitoring the deployment of manpower to ensure productivity and timely progress
• Assist the planning team for variations /claims other than the contractual scope of works
• Perform testing and commissioning with the consultant, signing off the inspection reports
• Clear the snags, closing out the projects and handing over the system to client/ operators with necessary training
• Assisting my senior engineers in execution of HVAC and plumbing works
• Verify material quantity take off and order the material and equipment as per project requirement.
• Daily manpower distribution towards construction
• Check quality of materials received at site and sign for quality in GRIR (Goods Received & Inspection Report)
• Ensure work is in accordance with working drawings and specifications.
• Constant monitoring and measuring projects progress
• Arranging internal meeting with supervisors and sort out all site related issues.
• Monitoring site progress with respect to construction programs .Verify material quantity take off and order the material and equipment as per project requirement.
