SmartCity, Kochi, is envisaged to be established and developed as a "knowledge based township" by Smart City (Kochi) Infrastructure Private Limited and as a Special Economic Zone in Kochi city.Project is being implemented as a JV between Government of Kerala and Tecom of Dubai, who is the developer of 11 knowledge parks in Dubai including Dubai Internet City.

It envisages the construction on three contiguous parcels of land admeasuring to 246 acres into a state of the art technology park along with supporting life style infrastructure. Project expect build up space of 10-12 million sq.ft of which 70% will be for IT, ITES and other knowledge clusters including media and finance. Project seeks to create a center of excellence for the Technology Companies in Kochi. This will serve to attract global majors as well as Indian businesses for setting up shops within the SmartCity, Kochi. SmartCity would emerge to be one of the leading initiatives in the country with strong contribution to job creation for around 90, 000 knowledge workers and three times more indirect employment

 Managed independently different real estate investment portfolios of DIFC in UAE and abroad including UP Motor City, Dubai Pearl, BHP- Beverly Hills LA, Remraam and Flamingo Creek. Evaluation of different international real estate investment opportunities. Completed steps for leasing 100 apartments in Motor City.

 Operational issues of DIFC District as District Cooling and Utility Metering; revision of its contracts.

 Developed a concept note on developing DIFC Cluster Spine, a 750m long retail experience, highlighting justification, viability, broad concepts and next steps. Conceptualized DIFC New Delhi project.

 Developed EHS Manuals for DIFC campus.

 Negotiation for concluding tenancy contracts with major international tenants. Managed for DIFC leasing and administration of Currency House complex, with built up space of 1.5million sq.ft.

 Contributed towards successful hosting of various DIFC PR events including Indo-UAE Investment Conference at Mumbai and MENASA Summit at Dubai.

 Established property management department for DIC. Negotiation of tenancy terms/conditions with major international office and retail tenants including their technical requirements.

 Managed DIC campus with GLA of 1.5 million sq.ft, 800 ICT companies and annual revenue of USD 43 million.

 Conceptualized and established SmartCity project as a global expansion of TECOM campus. Conducted feasibility study in India, Malta, Iran, Pakistan, Jordan and Sri Lanka for SmartCity.

 Concluded an agreement with the Government of Malta to develop a USD 300 million SmartCity Malta. Supervised legal aspects of the project during the negotiation phase leading up to the drafting and execution of a number of agreements with the Government of Malta & Trade Name registration in Malta and EU.Selected site and managed first stage of construction.

 Managed successfully, negotiations and contract with Government of Kerala for SmartCity Kochi project, a knowledge township to be developed in a 246 acres plot with infrastructure cost of USD 350 million and direct employment potential for 90, 000 men. Negotiation to finalise detailed legal documentation package including land lease. Obtained the status of Special Economic Zone for the project from Ministry of Commerce, Government of India.

 Developed strategy and design along with consultants for SmartCity.

 Established Property Management procedure and managed to optimize return on investment. Property portfolio managed had annual revenue above AED. 30 Million (Year 2000 value) with highly sort after villas, apartments, shopping center, strip centers, offices and warehouses.

 Prepare annual budget and do quarterly review of performance to identify variance and remedial steps.

 Managed repositioning of Abraj Shopping Centre, into a niche mall with 100% occupancy and annual revenue of AED. 9.8 million (Year 2000 value)

 Evaluated project viability of new projects. Market trend study to project future prospects. Develop and propose investment strategy and investment policies.

 Develop relationship with major tenants, corporate, real estate agents; encourage cross selling of residential properties to commercial tenants and source quality leads.

 Screening process of potential residential tenants to ensure their best fit into those communities. Organise annual tenant’s day celebrations and encourage tenants to have their own periodical get together to encourage community integration, resulting in long term tenancies. Resolve any conflicts within residential communities.

 Negotiating and finalizing contracts with different stake holders. Managed all legal aspects of operation including filing of cases again delinquent tenants and its management in Dubai Municipality Rent Committee (Rent Dispute Redressal Court of Dubai).
