 Responsible for follow up and coordination of all maintenance works e.g. Electro-Mechanical, Plumbing, Carpentry & Painting, Cleaning & Utility, Buildings & Preventive Maintenance, etc.
 Follow up and monitor the performance of the Maintenance Team; Ensure that they complete maintenance works swiftly without disregarding quality.
 Coordinating with the clients and prioritizing of OPEX and CAPEX jobs.
 Ensure to set a standard & responsible for good maintenance work quality, prevent idle times, set priorities, avoid re-dos from any of the Maintenance Team.
 Technical Evaluation for Quotations and price negotiation with suppliers.
 Preparing and executing planned maintenance schedule (Monthly, Half yearly & annually) for all Building assets (MEP and civil works).
 Ensuring that supervisor and team leaders implement preventive maintenance (PPM) properly accomplished.
 Daily basis visit the sites and checked the performance and quality of the worked carried out by the maintenance team.
 Reviewing daily maintenance reports.
 Ensuring proper care and use of workshop machines, tools and equipment and PAT test to be done for every month for portable appliances.
 Ensure checklist for preventative maintenance records.
 Following to specialized Building Service building subcontractor.
 Directing and controlling outside service provider facility operations on daily basis, including identifying issues, providing follow-ups with vendors and maintaining records of equipment performance, log books and asset registers.
 Managing work of employees to quality standards, deadlines and proper procedures while taking necessary actions to correct any errors/problems arising.
 Ensuring that the service level is always up and tenants satisfaction rating are high.
 Works on new enquiry details, preparation of enquiry details, cost estimates and quotations and getting the approval from management.
 Prepare more detailed and accurate man and material costing based on the existing market price to new enquiry.
 Deal with technical enquiries with supplier and third party

 Day to day supervision of soft/hard services contractors and operations.
 Be fully responsible for the full spectrum of specialist HVAC and Electrical Maintenance works.
 Follow up on unit reinstatement.by making the unit ready before the handover after end of leasing.
 Interacting with clients on weekly basis by means of having a meeting and updating the status of work which has been carried out and the one which is under progress.
 Follow the helpdesk operator and checked all the complaints has been attended and take feedback from the tenants about quality of the works executed.
 Coordinating and prioritizing works (OPEX and CAPEX)
 Management reporting on special areas of concern. • Communicating with suppliers for procuring quotes regarding MEP spare parts, civil/carpentry works.
 Liaising with any consultants, sub-contractors, supervisors, planners and the general workforce involved in the project.
 Schedule daily workload ensuring the work is prioritized and that work is completed expediently and professionally.
 Timely reporting of breakdown activities related to specialist equipments (chillers, FF/FA, generator, BMS, lifts, gate barrier, CCTV etc.) to concerned contractor and ensuring completion of repair works with the sequence of follow ups(like getting quotes, making negotiations, requesting technical reports, issuing PO.
 General Supervision, Planning, Organizing and Directing the Staff and Activities of the Facilities Management to strictly adhere to Departmental Policies and UAE Laws.
 Complaints to be rectified and an SLA (service level agreement) to be achieved within half an hour from the time of complaint received.
 All the complaints need to be given high priority and repeated complaints need to be avoided
 Handling the operation & maintenance works at site using separate teams of technicians for carry out the different activities with a dedicated manpower schedule.
 Preparing the Daily Action Plan for the Technicians.
 Prepare reports for the Soft Services &Landscaping for the building such as cleaning, and maintenance.
 Reports any unusual incidents, guest complaints, suggestions and other special topics to Superiors.
 Preparing Monthly Fabrication reports.
 Predictive Maintenance like Thermograpic, Lux meter and Motor Vibration checking
 Making and preparation of Asset Condition survey.
 Duct Cleaning.
 Follow up on actions taken for the work orders, tenants’ complaints and requests.
 Ensure technicians are executing their works in accordance with their job description,
 Ensuring that all Technical tasks assigned to the technicians as listed in the PPM.
 Ensuring that all technical reports, files and records are complies accurately and promptly and submitted to the FM as required.
 Ensure Fire, Life Systems are Operational.
 Carry out energy conservation properties for the properties.
