Key Responsibilities:
• Supervision of all ARCAL’s villa sites in four main areas in the city of AL-AIN:
Al Maqam, Shiaab Al Ashkhar, Shuaiba, Falaj Hazzaa:
o Document and report non-technical delays, and send a documented warning letter to the party causing it (either owner or contractor).
o Hold on site documented meetings with the owner and the contractor.
o Review and approval of material submittals (according to specifications).
o Review and approval of sub-contractor’s submittals.
o Instruct the contractor to follow safety regulations.
o Inspection of site work:
 Steel work inspection for all site steel work from footings all the way to parapet (according to ACI-318 & AL-AIN Municipality rules).
 Inspection of ready-mix concrete at site.
 Supervision of concrete pouring.
 Inspection of footing damp proofing.
 Inspection of backfilling, and review of soil reports.
 Inspection of block work (according to specification & industry standards).
 Inspection of plaster work.
 Inspection of sanitary work.
 Inspection of tile work.
 Inspection of stone work (dry fix, cement mixture).
 Inspection of wooden work.
 Inspection of aluminum work.
 Inspection of paint work.
 Inspection of cast steel work.
 Inspection of roof & bath room insulation (Dermabit rolls, COMBO system).
 Inspection of Pasco work.
o Handover of footings, and slabs steel work to municipality.
o Periodical site visits (weekly, every other week … etc).
o Reports to concerned parties in case of project delay, violation of rules and regulation, or breach of specification/drawings.
o Supervision of final handover arrangements to authorities and owner.
o Hold a final documented financial settlement between owner and contractor.
o Prepare court documents if necessary.
• Supervision of AWQAF Quran center in Umm Al Quawain:
o Submitting for building license from Umm Al Quawain municipality.
o Submitting for approval of revised drawings from Umm Al Quawain municipality.
o Submitting for approval of Firefighting shop drawings from Umm Al Quawain civil defense center.
o A minimum of one weekly visit to the site and reporting to AWQAF.
o A regular on site documented meeting every 15 days with AWQAF representative and contractor.
o Review and approval of project schedule, in coordination with AWQAF.
o Review and approval of sub-contractor submittals, in coordination with AWQAF.
o Review and approval of materials submittals, in coordination with AWQAF.
o Review and approval of shop drawings, in coordination with AWQAF.
o Control project schedule, document any non-technical delays, report to AWQAF.
o Check for contractor compliance with safety regulation before any site job or inspection.
o Quality control.
o Inspection of site work:
 Steel work inspection.
 Frame work inspection.
 Fresh ready-mix on-site inspection.
 Supervision of concrete pouring.
 Block work inspection.
 Electrical, Civil defense, and AC extensions inspection according to approved shop drawings.
 Sanitary extensions inspection according to approved shop drawings.
 Plaster work inspection.
 Tile work inspection.
 Wooden work inspection.
 Aluminum work inspection.
 Stone work inspection.
 Sanitary work inspection.
 Paint work inspection.
 Roof insulation inspection (COMBO system).
 Pergola inspection.
 Cast steel work inspection.
 Pasco and car parking inspection.
o Review of both soil compaction tests and concrete compression tests, and reporting to AWQAF.
o Handover of steel work to Umm Al Quawain municipality.
o Coordinate with local AWQAF office to overcome electricity feed issue.
o Verification of variation requests from the contractor, and send recommendations to AWQAF in that regard.
• ARCAL projects manager:
o Supervise a crew of around six site engineers responsible for all of ARCAL’s projects in AL-AIN city.
o Organize the daily schedule to cover all contractor’s inspection and concrete pouring submissions.
