• Respond to all kinds of emergencies at the properties by physical presence on site.
• Co-ordinate emergency and regular repairs to buildings
• Co-ordinate fabric works and monitor.
• Prioritize and ensure that help desk requests and repairs are made correctly and in a timely manner.
• Ensure preventative maintenance schedules are conducted effectively as per 52 week calendar schedule.
• Ensure fire alarm & firefighting systems are operational without faults.
• Facilitate quotes for reactive repair works by coordinating with procurement team & Client.
• Personally inspect properties on a regular basis to ensure all repair work is being done properly, safely, and in a timely manner.
• Ensure reactive work requests are facilities via the helpdesk and work closed as per SLA.
• Carry out technical contractor service provider audits and inspect plant & equipment’s of the property
• Supervise and monitor the performance of contractors service provider carrying out planned and reactive works where necessary.
• Trouble shoots and rectify where necessary.
• Ensure fire safety equipment is operational
• Perform audits on PPM programs schedules.
• Ensure specialist service provider contactors adhere to their planned maintenance programs and highlight and rectify issues arising in a timely manner.
• Operation and maintenance of the entire electromechanical system in accordance with the OEM specification.
• Maintain monthly tool inventory records
• Ensure in-house technician carry out their work as instructed and monitor their work and performance
• Ensure 3rd parties works reports are produced in accordance to Contract requirements.
• Ensure cleaning effectively carried out the building interior and exterior, walkways, parking areas, plant rooms and stairwells.
• Ensure O & M manual and testing & commissioning reports are available at site.
• Leading a team, which include Supervisor, Electricians, Plumbers, Carpenters & AC Technician
• Establish Engineering & Operational Procedures & roll out the same for site staff.
• Managed nearly 3.0 Lacks Sq-Ft Site of Quintiles in Bangalore.
• Managing all spares and consumables and record.
• Monitoring the scheduled preventive maintenance services by the AMC vendor of all the system under AMC as per the agreement.
• Follow up with the AMC vendor to attend the breakdown as per the contract SLA.
