Together with a dedicated team, the daily client expectations covering the entire Facilities Management activities are guided based on global and local agreements.
Together with 50 colleagues, the daily Engineering, Front Desk, Food and Beverages, Welfare, Medical, and Administration activities are leaded in three compounds reckoning 600 apartments and villas. After a pragmatic analysis and a compound handed over, the cost reduced with 1.4 million USD/ year. The generation and implementation of new Standard Operating Procedures clearly defined the activity, optimized all resources and improved efficiency with 20 %. The residents living conditions are in a continuous improvement process.
Leading a team of 150 people, managing a 3.500 beds camp and a hotel with 50 rooms was interesting. The camp recommissioning started immediately, and 6 months later became operational from 15 % to 95%. The updated procedures helped to accomplish the maintenance standard, better transportation, and laundry services. The economic city evaluation needs raised the camp capacity with 1.500 beds. Renting unused spaces and the additional beds brought an extra revenue of 1/2 million USD/year. Organizing periodically stakeholders and employee representative meetings developed the communication, catering, transportation, and security services reducing the complaints with 30%.
Managing and operating a luxury compound together with 50 colleagues was quite inedited considering improper commissioning and compound condition. Shortly, all the activities and services reached the right level. The developed incentive fee plan and the additional services provided have generated client satisfaction, and service revenue boosted with 50%. The occupancy grade hiked from 30 % to 80%.
Directly managed from facilities and property operations perspective 12 sites meaning: 10, 000 m² of offices, 3, 500 m² residential properties and 100, 000 m² of land, 7 hotels aggregating 1, 000 rooms and apartments, 9, 500 m² of restaurants and conference rooms, spa and recreation areas, car parks, and green areas. Together with 6 direct reporting staff, the targeted goals of having most of the time 100% occupancy grade in residential and commercial spaces were achieved. Also, hospitality spaces were fully functional.
The facilities leadership has been provided for Head Office, 7 branches and 59 working points country-wide and the Republic of Moldova summing 45, 000 m² of warehouses, 180, 000 m² of land, 15, 000 m² of offices. The new Preventive Maintenance Plan designed and implemented together with a reorganization plan inflated the customer satisfaction from 45% to 85% and double the storage areas. The company fleet completely redefined, brought a visible brand improvement and operational efficiency. In cooperation with Securitas Austria and Romania, a new nation-wide security strategy was implemented reducing the yearly cost with 0.5 million euros.
According to the company’s needs, the assignments were in different sites in Iraq, Afghanistan, UAE, and Jordan. The targets were achieved in all locations, using multicultural teams ranged from 150 to 500 peoples. In all hotels and compounds with up to 600 rooms, the housekeeping, front desk, food and beverage, laundry, car fleet, and recreation facilities were operated as per contractual specifications.
The responsibilities were to manage 35, 000 m² of commercial area, 25.000 m² of car park and green areas, 1, 500 m² of offices area from all points of view. Also, I have managed all contracts related to operational activities, direct task to different service delivery entities, performance appraisals to all employees related to Facilities Management activities, I oversaw the construction of the third floor of this mall and commissioning manager, lead the meetings and communicate the feedback and progress to upper management.
Multi sites commercial and residential property operations management, concept of new projects, execution and control. Fully renovation of 2 properties, sales services and marketing, collect client feedback, follow up on the guest needs, implementation of preventive maintenance plan, relation with state authorities, and communicate with all stakeholders about different expectations.
Responsible for facilities operations and security of base including 50 military and civil aircrafts, 350 vehicles, fuels storage depot, facility management of 1.5 million m² of land including aisles to Otopeni International Airport runways from military site, accommodation for 500 people into 20, 000 m² of residential and training areas, administration of 100 vehicles and 50 rooms hotel management 50 protocol rooms.
