• Overall duties are not limited to, budget preparation, organizing board meetings, annual general assemblies, collection of service charges, vendor management, writing board resolutions and communicating with interim boards and owners.
• Working closely with the Interim Board Members of the Owners Association, preparing agenda for general assembly and board meeting and documenting minutes of meetings.
• Preparation of service charges budget for the portfolio and providing supporting documents for Audit Review.
• Working closely with facilities management contractors to effectively manage assets owned by OA for the collective benefit of owners.
• Developing and publishing community rules, move in/out forms, NOC procedures and other related documents
• Preparing monthly, quarterly or yearly management reports.
• Issuing notices to defaulters as per collection policy.
• Presentation of financial data in Annual General Meetings.
• Monthly reporting budget to actual variance monthly, quarterly and yearly basis.
• Calling up owners for dispute resolution regarding service charges including facilitating payments plans.
• Sending reminders for collection of service charges
• Invoicing service charges on quarterly basis for all Owners Associations
• Proactive with good customer service, interpersonal, analytical and problem solving skills
• Performing site inspections and coordinate with service provider to ensure identified issues are rectified timely.
• Organizing and facilitating Community Events.
• Assisting residents and guiding them on internal apartment modifications as per Nakheel Strata guidelines.
