Responsible for daily business and operational of Al Arab Mall shopping center, managing relationships tenants, implement leasing programs for special occasions, follow up the implementation of all leases, budget preparation, collection of rent and control expenses, supervision of the director of utilities and contractors working at the center, administrative leasing and staff of customer relationships.
Duties & Responsibilities:
Supervise the work of the Facilities Manager and make sure he adjusts security, implementation of contracts for cleaning services and maintenance, including passages &meetings about the functioning of the services and the issuance and follow-up work orders.
Participation in the preparation of the annual budget.
Controlling costs through negotiating contracts, reducing expenses audit reports profit and loss per month.
Develop an effective system to communicate with tenants to ensure the deal with complaints of tenants, monitoring the implementation of the terms of the contract, and the introduction of the necessary adjustments.
Implementation of leasing programs for special occasions and extraction permits for this, space rental and collect the rent.
Collection of yearly rents at the times specified in coordination with Accounting Department.
Supervise the work of secretarial and reception.
Coordination with various government departments with regard to the security of the mall.
Attend weekly staff meetings.
Assess the needs of the company workforce.
Identify sources to obtain the necessary manpower for the company.
Manpower selection and testing necessary for the selection of competencies that are commensurate with the needs of the company and through psychological tests, and personal interviews, and other set of individuals.
After setting the manpower necessary quantity and quality to be continuously developing their skills to raise the level of efficiency and performance improvement, and this is done through continuous training, so as to ensure the safety of the implementation work.
Handling all related Administrative responsibilities for the company including mainteance, security and managing 3rd party contracts.
Managing all warehousing and logistic tasks.
Managing the warehousing function of construction materials and equipment.
Organizing and monitoring of the inventory, all incoming and outgoing stocks.
Management of all required paperwork for incoming and outgoing freight.
Arrange packing and shipment of completed products to client sites.
The continuous searching for alternative/substitution supplier’s components and materials.
To identify, recommend/implement ideas that will improve productivity or reduce the operational costs.
Responsible for the handling of the warehouse materials.
Doing follow-ups on all the materials in the factory.
Doing follow-up for the export materials.
Doing data entry in any system for the warehouse.
Checking the materials of work orders and indents.
