As Head of Department and overall, in charge of facility operations within Lusail Iconic Stadium - Hard & Soft Services, my responsibilities include leading and overseeing the operations team to deliver robust facility management services for the biggest stadium in Qatar and the Middle East, which featured in FIFA World Cup and Asian Football Cup. We provide consultancy, operations & maintenance, cleaning services, and organize VIP tours and shooting for different foreign and local delegations including diplomatic groups, tours hosted by myself ensuring high level of commitment and attention to details. * Lead the operations team to deliver robust FM practices, supporting the best-in-class experience, safety and meet KPIs requirements.
* Managing, planning, budgeting and financial management related to buildings operation and maintenance.
* Work closely with stakeholders to provide effective technical advice and solution to client ensuring Environmental, Health and Safety related
activities are applied.
* Act as Stadium Authority ensuring all permits are given as per the policies in place with the proper coordination with all parties.

As an Assistant Operation Manager along with 190+ team members, we are responsible to enable an exquisite experience for visitors. This involves proper resource allocation and coordination within the site as prerequisite for 24/7 operations, rehearsals, visitor hours by monitoring the execution of maintenance contracts and review the preventive and corrective maintenance programs while ensuring compliance to all HSEEQ policies and controls across the department.

Resourcefully leading all activities of the MEP department within the facility management division engaging the team in multiple
project initiatives across branches in Lebanon and Iraq, meeting business objectives and budgets allocated.
Key Deliverables:
•Create and implement maintenance program to optimize operational efficiency and reduce downtime.
•Prepare engineering reports, budgets, RFPs, tender documents, cost estimates and assists in the evaluation of proposals.
•Manage construction site Headquarter II project, working effectively with consultants, contractors, engineers and architects.
•Oversee and monitor the installation of mechanical/electromechanical, electrical and plumbing systems.
•Ensure all technical aspects of the projects are strictly complied with and in conformity with conditions of contract and BOQ.
•Ensure implementation of health and safety requirements and that compliance with authorities’ regulations.
•Participate in risk assessment and recommend design modifications to eliminate system malfunctions.
•Reduce costs by driving competitive subcontractor bids and effective contract execution.
•Review and amend terms and conditions in all maintenance contracts to maximize financial and operational performance.
•Assessing and raising condition report for all Bankmed premises.
•Ensure proper records management in accordance with the approved policies and procedures.
•Challenge status quo and support teamwork by generating suggestions and engaging in problem-solving activities.

Key Deliverables:
•Strategic Support: Leading and overseeing the projects in line with the overall strategic objective. Developing and scrutinizing SLAs for the portfolio of assets, and ensure alignment to service delivery and client expectations in order to achieve quality service delivery and profitability. Set and reassess maintenance management objectives and indicators (KPIs).
•Project Management: Handling end-to-end project activities from planning, design, estimation, scope definition, finalization of other aspects and implementing quality standards; ensuring operational activities meet with organizational requirements for HSEQ, legal and statutory. Hiring and managing consultants, contractors and sub-contractors to complete project tasks.
•Client Management: Reconsidering and approving all BOQ (bill of quantities) and quotations prepared by the procurement
and projects coordinators prior to sharing them with the client for approval. Setting, reviewing and evaluating Key Performance Indicators (KPIs) related to Projects - Management, Maintenance, Cleaning, HSE and Pest Control.
•Manpower Management: Ensuring mobilization of manpower resources for the project within designated timelines. Monitoring progress of projects against planned timelines; assessing and proposing for hiring quality technical & office staff.
•Quality Assurance: Implementing engagement review and quality assurance procedures to ensure profitable and successful execution of engagements. Overseeing up to 20 projects simultaneously without sacrificing standards.
•Liaison & Coordination: Driving a team of multi-disciplinary professionals and liaising with the client at all stages of the project
for securing approvals, finalization of specifications, reporting progress and final handover; collaborating with the Accounting
Department for invoicing in accordance with the terms of signed agreements.
•Team Leadership: Planning, recruiting and managing staff as required, executing projects; delivering training and safety awareness to employees and lead by example, promoting best practice at all times concerning safety at work in all areas.

Value Proposition: Functioning as part of a team to directly co-ordinate and administer a team of (24P: 1Admin, 5Supervisors, 18Tech) to ensure that all work carried out to agree financial and productivity targets; Managed, observed and reported on the quality of completed works on site and taking responsibility for resolving customer complaints relating to technical issues.
Key Deliverables:
• Accountable for looking after the maintenance process of BMS, Medium/Low Voltage substation, Generators, UPS, Escalators, Lifts, Fire Fighting, Intrusion system, CCTV, Fire Alarms, Chillers, Air handling Units and Reverse Osmosis.
• Establishing targets, performance indicators (KPI), SLA for subcontractors, and OHS maintenance and safety procedures (HSE) in coordination with the technical director.
• Developing and submitting the energy invoices of all tenants; organizing and revising the annual budget with the technical director ($8M OPEX, $25M CAPEX) - Shopping centres - Large Stores - Annexes - 250, 000m2 - 5 sites.
• Successfully employing the energy efficiency via strategies such as photovoltaic, LED, HVAC optimization, etc.
• Conducted technical review of the new implemented tenants (Design review and site supervision).
• Responsible for the preparation of bidding for different projects in collaboration with the Procurement Department.
• Ensured safety department team are providing direction and guidance to all employees on QHSE issues within the workplace.
• Administered activities of the Maintenance department and contracting personnel and accountable for all technical activities to ensure maintenance plans and activities are executed in a safe and efficient manner.
• Acted as specialist on the design, installation, commissioning and maintenance of complex or critical Electrical Systems.
• Developed and maintained good working relationship with stakeholders, typically Security Dept., Operations Management, Architectural Dept., Procurement Dept., sub-contractors, Key Shareholder, Maintenance service providers, and others.
• Instrumental in controlling power-generating equipment and systems, monitoring power output, maintaining equipment and adjusting the power flow as necessary. Responding to emergencies and deal with heightened security measures.
Monitors through the Building Management System (BMS) the operations of all plant equipment such as generators, UPS, chillers, air handling units, fans, boilers, water reservoirs, softeners, mechanical system of renal dialysis, medical gas, LPG, lifts, etc. Spot checks and troubleshooting of all Hospital systems for proper functioning as requested by the supervisor.
