Project Manager (TFM), For Riyadh Bank- Eastern Region.
Responsibilities:
- Manage Hard and Soft Services (Corrective & PPM)
- Develop and Maintain the TFM Organization
- Ensure TFM Contractors meet the agreed KPIs and milestones.
- Preparing of Commercial and Technical proposals
- Review the Contractors' submissions, asset and maintenance plans, procedures, instructions.
- Oversee the coordination of the Operator with the ITS contractors
- key player in the development, implementation and review of Asset Management Strategy and policies
- Manage instrumental in the development of budgets and forecasts
- Ensure IMS (Integrated Management System) is enforced across the TFM service delivery
- Contingency plans are maintained and tested at agreed intervals
- Setup maintenance regime with the TFM Contractors
- Manage and Review the O&M Contractors' submissions including asset and maintenance plans, procedures and instructions.
- Assess any claims and recommend accordingly
- Establish required procedures to minimize the number of claims and optimize their resolution in favor of the client
- Manage and Ensure safe and healthy environment for all staff, passengers and visitors
- Establish and maintain Risk Management Plan and Energy Management Plan
- Mange and Review Standard Operating Procedures (SOPs) for working with the TFM operations and RPTN Helpdesk
- Manage Help desk requests and complaints - monitor all aspects including response times
- Manage planned preventing maintenance (PPM) operations
- Manage TFM contractors maintain a technical library of reference material and data sheets
- Negotiation with client and consultant
Manager of Maintenance & Facilities Management department oversees and manages installation, repair, and up keeping operations of the company’s facilities Including maintenance procedures and action’s needs by implementing proper preventative maintenance and fast action for corrective maintenance, Continuous improvement for all facilities to follow company quality and standards.
Manages and monitors equipment fixed asset for all facilities and keep it in update.
Manages facility upgrades, enhancement, and renovations by using internal and or external resources on approved schedules and budgets
Manages tenant requirements and needs before and after their occupancy, and coordinates contracts with legal and related company management in HO to the best of company and customer satisfaction.
DUTIES & ESSENTIAL JOB FUNCTIONS
1. Manage and handle budget of internally projects which is cover Modification, Upgrade and renovation works
2. Preparing BOQ’s including materials specs and equipment brand to maintain budget
3. Prepare and track facilities maintenance and repair budgets
4. Manage and monitor maintenance cost, expense & inventory
5. Managing all vendor contracts that related to maintenance activities
6. Manage tenant contracts - needs and requirement before and during occupancy and after leaving the facility
7. Coordinating with department heads and building contractors
8. Managing and supervising all facilities personnel
9. Planning building maintenance and operational
10. Ensuring the efficiency of all building systems
11. Ensuring all utility systems are inspected and in accordance with regulations
12. Coordinating building security and maintenance services
13. Overseeing all building functions and utilities
14. Coordinating all maintenance issues (Preventative & Corrective) and schedule it by using CAM system and automated by RPA
15. Preparing and filing reports with government to renew all required licenses.
Projects Manger (May 2021 - Present):
1. Client Representative for company internally projects.
2. Responsible for all new investment projects and development for existing properties:
• Studying Project proposal with owner
• Studying project budget and payback period including (Rentable Cost, Buildup cost, Maintenance, etc.)
• Following up project design and applying Value Engineering.
• Project estimation as a cost and time.
• Finalizing project bid with contractors
Studying and Pricing of projects
Preparation of technical and commercial quotations.
Materials Procurement.
• Request For Quotation & Negotiation with suppliers
• Price Analysis.
• Preparation of technical specification (Submittal Material).
Responsible of Execution for all Mechanical systems at site QA/QC
Quantity take off and invoices
Site supervision & Scheduling of mechanical site works:
• Fire Fighting system.
• Building management System (BMS)
• HVAC system.
• Plumping system.
• Preparation of work shop drawings/As built drawings.
• Coordination and meeting with consultant and clients
• Maintenance of all equipment (Machines, Forklifts, Vehicles, and Air Compressors).
• Scheduling of the preventive maintenance.
• Follow- up of all maintenance contracts (Fire Fighting system & Alarm system) that relate to the factory and ensure the implementation of periodical maintenance.
• Follow up of all safety rules that include the application of the evacuation plan in case of fire.
• Procurement:
• Spare parts for all machines (mechanical and electrical).
