➢ Maximise occupancy with minimal turnaround times.
➢ Making sure that all workflow is according to the SOP provided by the company.
➢ Managing the customer payment according to the company policy to ensure the tenants receive maximum satisfaction.
➢ Meet prospective and current customers to deal with any issues or queries relating to renting the property ensuring Customer Satisfaction.
➢ Provide high quality of customer service and take an active role in the tenant retention program.
➢ Respond promptly to all inquiries, either by email or phone.
Carry out regular property inspections and report it to the Property Operation Manager.
➢ Escalate any rent discount requests and obtains approvals as per the policy.
➢ Communicate the lease details to the tenant and liaise with Finance and Accounts department for the lease payments.
➢ Prepare a copy of the standard lease agreement and get it signed by the tenant.
➢ Retain the copy of the signed lease agreement in the records together with current tenant's documents.
➢ Arrange for a joint move-in inspection with the tenant.
➢ Prepare the list of contracts expiring in the next three months and forward notices to tenants for either renewal or cancellation per the policy.
➢ Notifies Maintenance department for the inspection dates for the cancelled/breached lease agreements.
➢ Prepare a clearance letter and obtains approval as per the policy.
➢ Evaluate the break of lease terms and obtains further approval/rejection as per the policy.
➢ Obtain and Maintains up-to date tenants documents in the tenant file with hard copies of the all documents generated during the leasing process.
➢ Updates the residential wait list database with clients’ details and contacts them when required properties become available.
➢ Coordinate with the Maintenance section for all maintenance related queries.
➢ Arrange tenants-move out inspections.
➢ Ensure all the information in Oracle is accurate and updated.
➢ Performs any other relevant task as directed by Property Operation Manager.
