• Managing community budgets, including monitoring expenses, processing invoices, and preparing financial reports
• Creating and implementing community programs, events, and initiatives to enhance resident engagement and foster a sense of community and implementing of revenue generation process
• Maintaining a high level of resident satisfaction by addressing inquiries, concerns, and resolving conflicts in a professional and timely manner
• Managing and coordinating maintenance activities, including vendor selection and oversight, preventative maintenance programs, and timely response to work orders
• Ensuring compliance with community regulations, local laws, and safety standards
• Developing and maintaining positive relationships with residents, vendors, and local authorities
• Develops community newsletters or updates on a monthly or quarterly basis
• Conducts regular inspections/audits of the assigned community and drive proactive resolutions to ensure the standards are maintained at all times.

• Managed to handover 172 residential units to the End user.
• Managed to take handover 8 retail and Restaurants from the contractor.
• Run a successful Defective liability period of 1 year for the units and common area.
• Handing over of Building asset to the FM and managed in DLP
• Properly handed over the project to the Community association and FM.
• Maintaining the 20 luxury units of LIV residence.

Major Achievements
• Managed Meydan Master communities in Dubai with sub-communities, business districts, and residential and commercial units with an area of 66 million square feet approximately.
• Managed high raised commercial tower at Business bay (The Exchange tower by Tanmiyat) total of 28 floors and 178 units.
• Managed a mix-use tower at JBR (Al Fattan Marine tower) total of 49 floors and 221 residential units, 7 offices and 30 retails shops.
• Successfully completed the handover of mix-use twin towers at JBR (Crystal tower) total of 68 floors and approximately 370 residential units including 13 retail spaces with the scope of Snagging and De-snagging from the main contractor.
• Directly managing FM contracts and specialized services for the projects.
• Mentored facility management, specialized services, and security service providers.
• Technical and commercial evaluation of IFM tenders up to AED 37 Million.
• Performed IFM tender for Exchange tower and Marine tower.

• Managing all 3rd party service providers including MEP, HK, Security, Landscaping, and specialized contracts in the company for internal and external Stakeholders.
• Preparing monthly reports, schedules, service delivery reports (SDR), Scope of works, improvement plan.
• Leading the Handing over the process of the infrastructure and Community Facilities.
• Drafting the scope of work for major projects, create BOQ, create official documents, review tenders and provide evaluation, asset register, and condition survey reports for the infrastructure and community facilities assets.
• Drafting comprehensive scope of works, tender documentation.
• Pre-qualification assessment and technical evaluation for procuring various integrated facilities management services relating to Community Facilities Responsible for contract and performance management Services.
• Monitor SLA and KPI's and conduct technical audits to review the performance of service providers.
• Initiate and review planned preventative maintenance programs and capital asset replacement / Life cycle plan.

• Liaising with government bodies RTA, DEWA, DM, and Dubai police for the overall wellbeing of the master community and its residents.

• Conducting daily inspections of facilities to review work in progress critically inspect the work of maintenance staff and contractors to insure that work conforms to specifications and standards.
• Conducting night inspection for checking night shift activities.
• Conducting PRS audits with service provider in order to ensure that the maintenance is as per EMAAR standard and they are complying with community & HSE rules & standards.
• Ensures the common areas are maintained as per agreed standard.
• Identifying procurement HSE needs of the community.
• Assist and coordinate community events with or on behalf of the Association Manager.
• Recommends improvements and cost saving strategies.
• Prepares spot site reports highlighting action required and intensity of the concern.
• Attends community management meetings when required.
• Investigates and replies to residents regarding community issues.
• Responsible for the verification/inspection of Mystery Shopper issues.
• Responsible for tracking and follow-up inspection of NOV.
