To be responsible for the upkeep and maintenance of all hospital Areas, equipment, services and grounds.
To review, evaluate, plan and take action so that the hospital achieves its safety and maintenance standards and costs targets.
To lead and manage the Maintenance Department so that it performs efficiently and effectively.
To ensure that the company’s maintenance and safety policies and procedures are adhered to throughout the hospital.
To give both internal and external customers quality service.

Relationships
Reporting directly to General Manager on all areas concerning maintenance.
Reporting on a functional basis to the Regional Buildings Manager on areas concerning company policy and procedures.
MAIN DUTIES AND RESPONSIBILITIES Contractors
¨To arrange and co-ordinate quotations and raise the necessary purchase orders, in conjunction with the General Manager for maintenance works to be carried out by a contractor on the premises.
¨To liaise and co-ordinate with contractors on work to be carried out under contract agreements.
¨To ensure that contractors have received a copy of the Contractors Safety Guide booklet.
¨To ensure that contractors are aware of their responsibilities while on the premises and is informed of health and safety requirements, e.g. fire regulations, fire exits, hazardous substances..
¨To ensure that the works carried out are to the standards required.
¨To ensure that legally required inspections of lifts, boilers, etc. are carried out and records of the inspections are kept on file.
¨To prepare, write up and issue specifications of work in respect of minor/major works, as directed by the general manager, including programmes, charts and schedules.
Regular Maintenance
¨To ensure that the fire alarm system is tested weekly and records are kept up to date.
¨To ensure that the fire precaution equipment is regularly checked as laid down in the Fire Precautions Log.
¨To read meters weekly and maintain records on energy and water consumption.
¨To keep a log of electrical appliances and their test dates and to ensure that they are tested regularly.
¨To ensure that safe working practices are adhered to.
Daily Maintenance
¨To operate an efficient system for responding to reported defects, liaising regularly with departments regarding pending and outstanding maintenance repairs.
¨To ensure that all defects are dealt with as quickly as practicable to the required standard, both inside and outside.
¨To produce accurate costing on repair, renewal and hire, where necessary.
¨To keep senior managers informed of any major defects in the building, plant or equipment which could effect the successful running of the hospital .
General
¨To carry out planned maintenance (in accordance with company’s maintenance manual where appropriate).
¨To use the company purchase systems to obtain materials, contractors, etc.
¨To maintain files of hospital’ data, specifications, manuals, etc. on machinery, mechanical and electrical.
¨To keep copy drawings of the buildings.
¨To ensure that all materials and maintenance equipment are stored safely.
¨To respond appropriately to any emergencies or complaints, including when not on duty.
¨To attend meetings, as required.
Staff Management
¨To be involved with the Human Resources Manager in the recruitment of staff for the Maintenance department.
¨To ensure that every member of the Maintenance department receives the required training and assessment to fulfil all legislative and company requirements and to develop the skills and capability required in their job.To ensure all training and assessment are recorded.
¨To actively encourage and manage the development of the staff through appraisal, review meetings, etc. to deliver the business objectives.
¨To ensure that there are appropriate professional standards of behaviour in the department.
¨To ensure that staff display good customer care skills and promote the company

1-Organises and administers the Engineering Department, ensuring that effective work control and productivity are maintained, whilst using every means to increase productivity and reduce costs. Periodically assists in the reviewing of the manning figures, keeping a balance between under- and over-staffing so that all employees are fully occupied during their hours on duty, whilst balancing the need for overtime and the use of outside contractors accordingly.
2-Directs and supervises the implementation of an effective Trouble Report system, together with other day-to-day works of general maintenance and repair to ensure that the building, its contents and its surroundings are at all times in first-class condition throughout. Identifies and arranges for all work necessary to maintain a high standard whether mechanical, electrical or civil, to be completed in good time.
3-Ensures that a full preventative maintenance schedule exists for every item of mechanical and electrical plant or equipment, including that of other departments such as laundry, kitchen, swimming etc. As well as major plant such as lifts, chillers, boilers, cooling towers, air handling units and fans, pumps, automatic control systems, etc. Incorporates these schedules into the development of a comprehensive preventative maintenance scheme; directs and supervises the work of my employees and outside contractors in its continuous implementation.
4-Ensures that all items of plant and equipment are operated in a safe and efficient manner, during the periods required and in accordance with sound engineering practices. Closely monitors the effects of servicing and maintenance on their condition wherever possible. Ensuring that all records of maintenance and testing are kept.
5- Responsible for negotiating terms and conditions for all manufacturers/agents and service contracts with the assistance of the Controller. Responsible for budgeting and financial planning for the Engineering Department. aware of the Hotels financial targets and have a commercial awareness of the financial plan.
6-Co-ordinates and supervises the work of service contractors to ensure that the terms of all such contracts for major plant and systems are fully implemented. Ensures that all outside contractors and in-house employee’s carry out their work, in accordance with and adherence to company, local and regional health and safety at work criteria.
7-Prepares lists of spare parts and materials required for the continued correct functioning of all items of plant and equipment, ensuring that an adequate stock is maintained. Organizes and supervises Engineering Storeroom, in implementing and efficient stores/inventory control.

13. Air compressors along distribution lines and all valves and devices for air control.
14. Natural and manufactured gas and distribution lines, including all valves and control devices.
15. Water filters, softeners, piping and pumps used in conjunction with water distribution, including all sinks and toilet bowls, as well as supply lines and water lines.
