Control all stages of projects within predetermined budget and expenditure.
Monitor and keep track of project progress and are responsible for the measurement and variations in the work during the contract, for agreement of interim payments and the final account.
Monitor all commercial information in relation to project including labour, material and subcontractor cost forecasting thus ensuring budgets adhered to.
Certification of subcontractor monthly valuations and final accounts.
Prepare substantial completion certificates and ensure all required project close out documents are obtained.
Contract management and procurement administration (applications for payment, invoices, change orders, variations etc.).
Track & manage contemplated RFV (Request for Variations) and variation orders in the database.
Maintaining and updating Project Log (PCN Monitoring, RFI, Shop Drawings, SI, Clarifications, Daily Delay, Subcontractors Contract)
Facilitate PCN processing - review scope and coordinate with affected trades for quotations. Prepares Change Order Request to be submitted to the Architect as per contract. Process CO issued by the Architect; provide cost allocation to accounting and prepares change to contract to Trades.
Shop Drawings / Material Samples - request from different trades and submit to the Architect.
Coordinates with the Project Director / Site Superintendent for any queries that need to be raised to the Architect / Consultant; prepares Request for Information (RFI).
Prepares Project Close-out Documents (O&M Manuals, As-built, Letter of Warranty, Shop Drawings etc.)
Coordinate with Consultant, Subcontractors in documenting any project issues/conditions
