Projects profile and overview:
A diverse portfolio of 48 buildings comprising residential villas, ready-to-rent units, private homes, commercial and office buildings, industrial facilities, and retail/entertainment centers. Encompasses a wide range of property types across residential, commercial, industrial, and recreational sectors.
Duties:
o Lead and manage a multidisciplinary team of supervisors, technicians, and subcontractors to ensure efficient and safe operation of all facilities.
o Plan, schedule, and execute preventive, corrective, and predictive maintenance across mechanical, electrical, plumbing, HVAC, fire systems, elevators, and other building systems.
o Lead the full delivery cycle of retail, F&B, and commercial units from design submission to final handover, ensuring alignment with landlord standards and authority regulations.
o Develop master delivery schedules for all retail units and track progress against milestones, identifying risks and implementing mitigation plans.
o Assess buildings for improvement opportunities and prepare technical proposals, development plans, and cost estimates.
o Lead the execution of development projects from planning to completion, ensuring adherence to quality, safety, and regulatory standards.
o Oversee delivery and operational readiness of retail units, commercial spaces, and private homes, ensuring compliance with company standards and client requirements.
o Support leasing and investment teams by providing technical evaluations for potential tenants and advising on unit readiness.
o Review fit-out and renovation designs, inspect ongoing works, and ensure all projects comply with technical specifications, safety regulations, and quality standards.
o Invite, brief, and coordinate with contractors on maintenance, repair, and renovation works; evaluate their technical proposals and quotations; prepare detailed comparative analyses from technical and cost perspectives.
o Track and manage licenses, permits, and certifications for all properties, ensuring timely renewal, regulatory compliance, and resolution of related issues.
o Develop and monitor KPIs for maintenance performance, contractor efficiency, and operational effectiveness; analyse data to improve processes and drive continuous improvement.
o Conduct inspections, audits, and risk assessments to maintain operational excellence, safety, and regulatory compliance.
o Implement facility management policies, standard operating procedures, and preventive maintenance programs to optimize performance and reduce downtime.
o Monitor budgets, expenditures, and procurement of maintenance materials to ensure cost efficiency while maintaining high-quality standards.
o Coordinate with vendors, suppliers, and service providers, negotiating contracts and ensuring delivery of high-quality services.
o Lead energy efficiency and sustainability initiatives, including monitoring energy consumption, water usage, and waste management practices.
o Investigate and resolve equipment failures, facility emergencies, and service disruptions to minimize operational impact.
o Prepare comprehensive reports, maintenance logs, and performance metrics for senior management to inform strategic decision-making.
o Participate in strategic planning for facility expansions, renovations, or upgrades, providing technical input and cost estimates.
o Liaise with tenants, investors, or clients to address concerns, resolve complaints, and ensure satisfaction with facility services.
o Ensure compliance with environmental, health, and safety regulations, including fire safety, occupational health standards, and emergency preparedness.
o Work on ERP-based systems (Microsoft Dynamics) for maintenance management, asset tracking, work order processing, and reporting to enhance operational efficiency.
