• Handling the Operations and Maintenance of Critical Assets & Systems installed at Hospitals such as Air-Cooled Chillers, Chilled Water System, Domestic & Hot water Pumps, Diesel Steam Boilers, Calorifiers, Diesel Generators, Water Tanks-Domestic, Raw water, Irrigation water and Firefighting water, Pneumatic Compressor system, Chemical Water treatment, etc.
• Ensuring the Isolation rooms, ANTE Rooms and Operation Theatres are validated in compliance with ASHRAE and HTM-03. Verify all pressure regimes are maintained and checked by the In-house team as per HTM requirements.
• Monitoring the performance of the team on site and ensuring that all Planned Preventive Maintenance, Predictive Maintenance and Corrective Maintenance work orders are performed and closed out in accordance with SLA to meet the KPI's.
• Monitoring the HSE requirement and ensuring all required PPEs are used by the workforce during the maintenance and operational activities.
• Make certain that all Corrective maintenance works are executed in a timely manner as agreed by the SLA KPI.
• Liaise with client's representatives and all necessary stakeholders on the day-to-day activities, monthly KPI and Progress meetings.
• Ensuring all requirements are met related to JCI accreditation, CAP, MOI etc. And ensuring compliance to HTM, ASHRAE & Local authority regulations/ standards in all aspects of O&M.
• Conducting regular progress meetings, procurement meetings with the team.
• Ensuring all critical spares are available on site as per requirement to fulfill the operational requirements.
• Conducting risk assessments, creating risk registers, and suggesting necessary measures to mitigate the risk to Client.
• Ensuring all project requirements are met with minimal financial constraints.
• Attending progress meetings with Client, attending Water safety Group meetings, FMS meetings, MDER rounds with Client.
• Closing the OVA's with proper Incident reports.
• Creating Utility Back up plans & Conducting drills.
• Conducting Asset verification on a yearly basis.
• Minimizing wastages and maximum utilization of spare parts, consumables.
• Maintaining Stock on hand (Incoming, Outgoing, Actual Stock) for all spare parts, consumables etc.
• Ensuring all documents are responded to on time, as and when requested by the Client.
• Verification of specialist subcontractor monthly reports, validation, and processing of payments.
• Ensuring the SLAs between Service provider and Specialist subcontractor are updated, honored and complied.
• Initiation and preparation of Facility Improvement plan & submission to Client for approval.
• Water Sampling Analysis performance and Evaluation as per Infection Control Team Policy.
