Successfully managed acquisition of above mentioned 7 projects with total value of approximately AED 10 billion including commercial and residential properties in different location of the emirates.
• Prepare documents such as representation contracts, Purchase agreements, closing statements, leases and deeds.
• Liaise between landlords and prospective and actual tenants for a portfolio of Residential and Commercial properties services owned by different landlords, representing approximately AED 5 Million of monthly rent and fees.
• Analyze bids from contractors for provision of property services, Cleaning, Maintenance and security, leading to an average maximize year on year decrease in expenditure.
• Always keep occupancy rate 100%. And make waiting list of clients.
Supervision:
• To ensure we receive proper assistance from the outsourced company. Check daily operations checklist, random site checking, evaluate weekly reading and reports for the smooth running of the operations
• Discuss and assist outsourced company in resolution of breakdown equipment in order to minimize resolution time
• Carry out inspection of before and after business partners ‘Move in’ and Move out Inspection.
• Visit & evaluate premises prior to business partners move in to provide their requirements and after to check and estimate the cost of the maintenance.
• Monitor Planned Preventive Maintenance (PPM) approved by Facilities Management, by reviewing reports, schedules.
• Approve passes for fit out contractors. Check the ‘No Objection and monitor sub-contractors for better control security and monitor access to the buildings
• Property leasing and supervise the team
