Roles and Responsibilities: A prime role to establish the department, assisting in operational and administration guidelines and workflows. Inception by handover of 4 portfolios consisting 667 units of Mixed use buildings. Further with below roles and responsibilities including and not limited to:

• Handover: Organizing complete handover of in unit, common area services and operations of sole owned CM (Community Management) by contractor, developer and former PM (Property Management) from inception - overlooking its progress with assigned property executive.
• Reports: Preparing and reviewing scheduled reports of Tenancy, Maintenance, monetary report and other management reports of self and colleagues.
• Database: Scheduled follow up on database maintenance of Tenancy, common area and in-unit maintenance. (managing)
• Contracts: Following up on tenancy contract renewals on timely manner. Being well versed of the tenancy contract terms and conditions of respective portfolios and staying up to date with Tenancy law amendments.
• Major Tenant Relations: Maintaining relations with major tenants of self and team’s portfolios. Survey of experience from tenants on timely manner. Reconciling tenant issues with regards to all lease and escalated maintenance concerns.
• Maintenance:
i) In Unit: Reviewing quotes assuring items liaising with approved price rate from the owner and cost effective without compromise in quality of job.
ii) Common Area: Reviewing common area FM activities and assets on scheduled reports covering fire alarms, intercoms, lifts, cameras and on-site team performance and security.
• Inspections: Organizing scheduled inspections of properties assuring assets are well maintained.
• Presentations: Acquiring new asset, its specifications, rent forecast prior acquisition. Comparison of owner assets with equivalent assets in the market flow.
• Generating Invoices: Generating Property Management invoices of all PM projects as agreed per Property Management contract on fixed, yearly and monthly calculations.
