Developed and worked cross-functionally with the leadership team for a privately-owned organisation with head office in Dubai, overlooking an international portfolio of properties and investments.

Gemstone Real Estate Development, a member of the Al Rajhi Group of companies, was founded in 2014 to provide centralized real estate development services to the entire group of companies and group shareholders. Currently responsible for the entire Middle East region with an impressive and continually growing portfolio of large scale projects.

Tasks within this organization are similar context to my Tameer engagement with expanding regional responsibilities and mainly hospitality industry driven.

BB003 (Downtown Burj Khalifa, Dubai) - 800 key, 5 Star Serviced Hotel Residence project under development, on site works have commenced, operated be well internationally well-known hotel operator
Aqua project under development but not launched (Jeddah, KSA) -Twin Tower development of 5 Star Hotel along with hotel operated Serviced Residence with Raffles Hotel Group
Project under development but not launched (Riyadh, KSA) - 500, 000 sqm mixed used development of Hotel, Residences, Offices and Retail, concept design stage
Tameer Towers (Reem Island Abu Dhabi): mixed use development with one office tower (421 units), four residential towers (1882 units), hotel tower (350 keys) and retail areas along water canal promenade, construction commenced
Al Majid City (Amman, Jordan) - handover of completed master development infrastructure and housing blocks to Jordan government and investors
10 Residential Towers 6 mio sq ft (Porto Arabia and Viva Bahriya Developments, The Pearl, Doha, Qatar), different development stages of each tower, managing asset holding strategy of company owner and handovers to purchasers
Development of worker & hotel staff housing projects in UAE & KSA to support hospitality projects under development in later operation phase

Roles & responsibilities
• Set up a small in-house property & facilities management team to oversee all the companies FM activities and to assure first class service to customers
• Manage company owned assets
Leasing process
Day-to-day management and service supervision
FM tender process and negotiation with service providers
Owning budgets and forecasts
Revenue responsibility
• Develop Facilities & Property Management concepts and conduct design reviews for development teams:
o Security & Cleaning
o Planned Preventive Maintenance
o In-house logistics & Waste Management
o General Property Management
• Provide Service Charge modeling and forecasts for Sales department
• Contribute to Value Engineering workshops
• Implement jointly owned property law (Strata Law) in coordination with legal department
o Preparing Jointly Owned Property Declaration
o Coordination of Strata Surveys
o Set up Owners Associations
• Facilitate Handover process between Customer Care and purchaser
• Supervise Fit out works of offices for commercial developments
• Follow up to with contractors during Defect Liability period for operations department

Roles & responsibilities
• Business development, initially for Abu Dhabi only whilst Dubai and Northern Emirates were added after 12 months
o Establish contact to potential clients and strategic partners
o Market analysis for Dubai and Abu Dhabi
o Tailored tender submission for key clients property portfolios
• Bidding for Maintenance and Landscaping Service for the Government of Abu Dhabi, total tender volume around $ 150 million
o Project Coordination and organization of project teams and specialists
o Site inspection and risk evaluation
o Supervision of the calculation for manpower and materials
o Subcontractor evaluation
• Developing of new FM concepts and strategies for existing client portfolios
• Consultancy Services for Abu Dhabi Water & Electricity Authority
• Support of operations team in day-to-day business
• Set up branch offices in Dubai and Ras al Khaimah
• Preparing budget for Dussmann Middle East GmbH, Dubai and submitting to Headquarter in Germany
• Set up of Facilities Management Consultancy department for Dussmann Gulf LLC
o Submission of first tenders to developers
o Set up network of different specialized Sub consultants

• Facilities Management consultancy Services for ‘Palais Quartier’ a EUR 950 mio. mixed use development of office, retail and hotel components with a total area of 2.5 mio sq ft in Frankfurt/Main, Germany
o Calculation of future running costs as well cost controlling during design and construction phase
o Service charge models and simulations incl. allocation to individual components according to usage
o Developing and Updating of the property management & operation concepts (Cleaning, Maintenance, Security, In-house logistics, Waste Management, etc.)
o Attending Planning and Design jour fixe to advise project teams in facilities management related issues
o Total life cycle analysis
• Building inspections and preparation for the “Energy pass” under the German “ENeV” regulation
• Assisting TLG Real Estate to optimize operational costs for a portfolio of more than 20, 000 residential and commercial units.
