Managed A team of more than 3000 No. Executives, Staff ( Technical & Administrative) including Field Staff apart from Venders staffs & Workmen
• Processing seniors/ client / site executives closely with developers, project managers, consultant engineers, utility providers and local authorities to ensure the quality of the project, the completion on time and within budget;
• Oversee the requisition process of all division work from inception to contract;
• Provide timely feedback to project team on design elements and details to allow for prompt and decisive decision making during the design phase;
• Collaborate with estimating to provide preliminary budget information from conceptual stage and see it through the process to a fixed budget;
• Evaluate the progress of construction through regular review and site visits with Senior PMs and project teams;
• Monitor production schedules, critical paths for projects, and cost control to ensure that projects are completed on time, meet expected quality and within budget;
• Respond to any issues that arise and provide guidance to ensure these are resolved and quality standards are consistently maintained;
• Build strong relationships with customers and key vendors earning their respect, while at the same time treating them as customers/partners and protecting the Company’s interests.
• Attend and actively participate in daily, weekly and monthly meetings with staff and senior management to facilitate the flow of information between all parties to ensure client satisfaction and the timely completion of construction projects;
• Facilitate regular flow of communication from site to Head Office to share knowledge, best practices, and ensure a common approach .
• Program for half year / 1 / 5-year budget plan, review and update forecasts per quarter and mange reserve fund development.
• Prepare project approval recommendations and provide to Director of Procurement, progress reports relating to planned and required capital expenditures.
• Actively manage and review with the Procurement head, all consultant and engineering including overseeing general contractors of construction work within the portfolio to ensure budgets and quality of work is maintained.
• Investigate, develop repair strategies and oversee the repair and maintenance of small to large scale building envelope, site and structural repair works.
• Provide project management, leadership and guidance relating to various construction, intensification and retrofit projects within the portfolio, including budget management, reporting, forecasting, design oversight, and quality control.
• Inspect, review and create building condition reports for new acquisitions; outlining areas in need of improvement and develop with the Director, Procurement a 5 year capex plan for applicable categories
• Manage all deficiencies and warranties related to new build acquisitions
• Provide technical support, leadership and direction to internal operational groups relating to all facets of building construction, infrastructures and restoration works as they relate to the modernizing, upgrading and maintaining the properties within the portfolio.
• Provide liaison, project management, oversight and leadership review and reporting relating to the condition and repair of the portfolio properties with municipal officials, lenders, stakeholders and investors as required.
• Manage, provide guidance and oversee internal personnel carrying out quality control and investigative work relating to the maintenance and review of the portfolio.
• Maintain and constantly improve cost reduction initiatives relating to maintenance and repair works throughout the portfolio.
• Provide detailed oversight and project management with stakeholder contracts and administration.
