As a Portfolio Manager I managed 1450 rental properties through a team of 9 property supervisors. The main task was to increase the revenue of the properties and maintain expenses to a minimum without compromising on services or standards. Monthly reports were sent to the clients to provide them a brief on the performance of their investments and asset conditions. Reports included income collected and deposited, detail narration on follow up of delinquent payments and leasing activity. Yearly forecast of the properties was provided to the landlord at the beginning of the year. I was also tasked to increase the business of the company by soliciting properties for leasing and management.
I started as a leasing executive and after a period of two years was promoted as property manager. As a property manager I looked after the leasing and property management of 750 units in seven buildings spread in Bur Dubai, Deira and Ghusais. I also oversaw the day to day maintenance complaints of the units I managed with a team of dedicated maintenance technicians. Rental negotiation, follow up on delinquent rentals, filing, correspondence etc were some of the task carried out by me.
This is a Graduate Diploma certificate in Building Maintenance Management. The curriculum was determining the type of maintenance required, assessing the building structure, measuring quantities, different methods of maintenance, admixtures, super fasteners, use of construction chemicals, planning of the job site, project planning and execution, management of men and material.
